First thing you are going to want to do is pay an appraiser top dollar to figure out the properties highest and best use. I'm assuming you bought the land AND entitlements...
once you get the appraisal back, you will know exactly what to put on the parcels to obtain the maximum amount of ROI (return on investment). Now comes the time to spend some real money... Depending on what he comes back to you with, it's time to pay for the architect, contractor, city permits, etc... Expect to pay not less than $25k for all this...
Here's the good news. As a developer, you will have to come out of pocket with "0" dollars to get the project completed. You can contact me, or a number of other private institutions that will not only fund your project, they will put an interest reserve account aside in order for you to make your payments during the construction phase.
Once the project is completed, you obtain a "take out" loan or your construction loan converts to a permanent loan and you have a certian period of time to market and sell the project peice by piece.
Welcome to the world of development! You are now part of Americas elite. Now take the money you just made on this project and put it into the next project/projects and be prepared for the outcome. Development is a wonderful thing to be in, especially in a downtrend market. |

Grow Christmas type trees for harvesting. May have to waite for several years if not in too much of a hurry.
Lease it to boy scout troups?
If you can build some stables, put in some pipe fencing, perhaps have some boarders there?
If there is a garden crop that will grow in the area and is in demand, perhaps you can supply that crop to area groceries.
Ask some of your neighbors nearby and see if they have any suggestions.
Check with the County Extension Office and see if they offer any suggestions.
If the land is VERY PRISTINE, then perhaps a producer would be interested in leasing the land to film a movie or documentary (educational)
If it snows there, and there are good slopes, perhaps people can lease the area for a week at a time for skiing vacations
If the game is good, and it is legal & all permits in place, perhaps you can lease the land out to hunters
Quite frankly, if I had the blessing of such beautiful land, I'd just sit on it, save my money, and plant the most beautiful home I could afford, with a couple of 'apartments' to rent out for additional income on a regular or seasonal basis and just RETIRE |

Seven acres is kind of small to be generate any kind of meaningful revenue especially out in the country. You can try leasing them out for farming but you will be lucky if the income covers the taxes you are paying.
You may consider subdividing the land into several home sites. Pick the one you want to save for yourself and sell the rest. With the money, you can buy some CDs, mutual funds or whatever. Just keep in mind, if you own the land for less than a year, you would be facing capital gain taxes at a higher rate than if you hold them for over a year.
The other idea is to hold on to it. While the real estate market has cooled, the long term outlook for real estate is up. So you can hang on to the appreciation you have now and not have to face taxes until you are ready to sell a few years down the road. You also want to make sure who you are going to sell the land to and what are they going to do with it. Otherwise, god forbid, you dream home site may be surrounded by a dump. |
