Remodeling and upgrades...minor, major (mid-range, Upscale), Kitchen remodel, bathroom remodel, attic bedroom conversion, basement remodel, family room addition, home office remodel, sunroom additon, two stroy addition, deck addition, roofing replacement,......etc!

Kitchen, Bath, and Landscaping are the main three. Even just changing the colors of the rooms will raise the value. On my website, you can read about color psychology, flipping, and more.

Adding more square footage of living space. Either finish the basement, build a sunroom addition, or a 2nd story if its a one story house. Also the flooring must be well maintined. New paint and flooring is an indication that you are hiding something if you want to sell the house so its best to buy a carpeting a year before you plan on selling and you should paint a couple of months prior.

Depends on the work you do. Upgrades in kitchens and bathrooms are best.
Remember that you will not be able to get back penny for penny what you spent. The return is not usually exact.

you can put on addition with a master bedroom and bathroom. cathedral ceiling in the bedroom and a sky light in the bathroom. install an energy efficient hot water and heating system. if you dont already have them, install replacement windows all around.install hardwood floors in the living spaces. finish the basement. fix up the yard, plant some bushes and small trees. put up a fence or better yet, a stone wall. oh yeah, a lighted walkway is cool too. do you have a picture window? install one. put a fountain in the front yard, nothing gaudy though. hydro seed the lawn. put an inground pool in the back yard. a patio or deck will help too. repaint the outside or vinyl siding. put some rain gutters on the roof. electric garage door openers.

Assuming its in good repair and tastefully updated, the best areas to spend money on a house are, in the following order:

1.) Bathrooms
2.) Kitchens
3.) Deck

Avoid pools and weird sound/theatre rooms.

If your home does not have drywall that will help.
Cermic tile in kit/bath would help.
If your carpet is older see how much laminate floor would be.
if you have an old faucet in the kitchen replace it with a nice one. People like the tall ones that give you more room to do dishes.
If you have the money to replace you appliances everyone wants stainless steel.
PAINT, everyone wants a clean/fresh home to buy.
I hope this helps, you didn't give us a budget to work with.....LOL

New paint on the walls, new cabinetry, hard wood flooring, new lighting fixtures, etc.....anything that will make the home look more modern. A new roof will also pay off!
