Hello, this is a great time to buy a home because it truly is a buyer’s market, so I recommend that you work on raising your credit score so that it will give you more mortgage options and allow you to get the best rates and payments available. I’ve included a link below to a site where you can view your credit report for free once every 12 months. Your credit score will play a major role in whether you qualify for a mortgage or not.

Saving money for a home down payment is a smart thing to do. Typically 5% to 20% of the amount of the home is the average down payment people will save. I have also included a link to a mortgage calculator that will give you an idea of how much home you can afford.

You are going to have to put down about 20% with that credit score. Also, you will have to go full-doc and prove your income.

I don't believe there is a mortgage for a 530 score. You'll have to rent until you repair your credit.

530 is not too good. You will definitely need money down, probably 10%. Find a good mortgage broker in your area and talk with them. Have them pull a credit report for you and ask what you can do to get your score increased. Sometimes it doesn't take that long to get it to move up.

Now that prices have dropped, and there is so many foreclosures, it's a good time to buy. I would suggest that you talk to a Realtor about it. It won't cost you any, well, not till you buy the house. I found ours on Yahoo Real Estate. All you do is setup a profile, and Realtors will contact you, then you can interview and choose who you want to work with. It was an excellent experience for me.

That is not a credit score, that is a disaster... Even when the lending companies were giving loans for sub prime credit, I'm not sure you could have gotten a loan with a credit score of 530.

You can try to find a lender, of course, but I would guess you will need at least 50 PERCENT down... that is HALF THE PURCHASE PRICE type 50 percent and, since so many sub-prime lenders have gotten out of the home lending business, I'm not too sure you could get a loan even WITH paying half down.
