A three day is usually not an eviction. It is a "pay or quit".

You either pay your rent or you move out. If you do neither you get evicted, which is a legal procedure through the court system.

It is usually a "Pay or Quit Notice" so the obvious answer is to pay in full by the end of the third day or start packing.

2. move

3. stay put and wait for the sheriff to come and haul you and your stuff to the curb.

There is no such animal as a three day eviction notice. I assume you mean a "three day notice to pay rent or quit". It means exactly what it says--either pay the rent or move out. If you do neither then the landlord can file an eviction lawsuit and eventually throw you out. If you pay the rent or move out within three days then the notice has no further effect. What to do? I don't know--that is up to you.

A three day notice to vacate is usually the third or even fourth notice. If you have received a ten day notice already, (thats ussually the second notice) you need to pay your rent or be prepared to have the sherriff remove your belongings on the fourth day. Even if you vacate by the thrid day, You are STILL obligated to pay both the rent you are currently behind, as well as the rent through what remains on you rental agreement, or until they are able to find someone who will rent it.

If you are two months behind, and you have two months left on your Rental Agreement or lease, expect to be served with a law suit for the sum of four months after vacating. Three at the least. It would be advisable to borrow or beg the money you owe and pay it. The land lord is legally entitled to the rent due according to the contract (rental agreement). The land lord is not obligated to accept less than the full amount currently due.

First of all find out if that is legal. I think in most states, they have to allow more time than that. You should be able to find that out by calling other rental companies such as an apartment complex or a real estate company with a rental division. If there is no law outlining how long they are suppose to allow, then see if you can negotiate with your landlord for an extra 14-30 days.

You should get a 30-day notice not a 3-day notice. By the way what did you do to get a 3-day eviction notice? Unless it states in your lease you get 3-day notice. I'd read over you lease. And if it doesn't state that, I'd call your landlord on it. And call a lawyer about it to.

I just went through that. He has to give you a 30 day written notice. Make sure you go after your renters rebate, they hate that.
