What do you do if a neighbor sabotages the sale your house?
Grandma left us her house on the other side of the country. We can't afford to keep it or even rent it out (rent prices too low, maintenance too high from far away). So we're trying to sell it.

When the neighbors heard, they offered to buy it. Three of them got together and basically jerked us around (contractors, finding money, etc) for almost three months (in the summer!) until they finally gave us an offer so low it was offensive.

We politely declined and - made a HUGE mistake - by telling them if it didn't sell, we might reconsider. We listed with a realtor who's held several open houses.

At each open house and every time any one of the neighbors is home to see someone expressing interest, the neighbors approach the potential buyers and start telling lies about the condition of the house - how it's been kept, the problems it has, etc.

What can we possibly do to stop this? It must be illegal...but we don't have $ to sue...any ideas for discouraging this long distance? Thanks!!
Additional Details
I guess I should clarify that the neighbors NEVER actually step on to the property - merely approach people as they park their cars on the street (some times in front of the neighbors' house(s)) and walk up on the public sidewalk.

The realtor is aware of the problem and has stopped holding open houses, but the problem continues as the neighbors intercept folks.

A restraining order for a number of feet when the neighbors involved live right next door and directly across the street seems unlikely and unworkable.

Simple - tell them that because of what they have done that you will never sell it to them. Tell them that you have been approached by a charity that runs halfway houses for sex offenders and they have made an offer that you are considering but are still holding out for now for a better price.

You certainly can find the money to threaten to sue. A nicely drawn up letter from a local attorney might do wonders.

Document all the neighbor's underhanded dealings and get willing prospective buyers to be witness, or even hire a friend to go under-cover as a house buyer to document the wrong doing. Once evidence is gathered, proceed with criminal and civil suit.

Not only should they be punished for their dealings if it's true, but should be punished criminally and punitively.

Let the realtor know the neighbors are killing the sale to get a lowball price on it. THey can prepare the buyers for the issues

get a restraining order against them to stay away from the property and within so many yards from the property so they can not go up to them. Also have the restraining order include that they are not allow to speak to any potential buyers or sellers. Tell them you won't sell to them even if they were the last people on earth. They won't be able to even call youor have anyone they know come near you.

I have the feeling if you do anything, they will raise the stakes. They will play loud music, have dogs running amok, allow trash to blow into your yard, something.

Ignore it.

As a Realtor, I can tell you I've had tenants tell prospective purchasers all sorts of crazy things and leave the house trashed in order to thwart efforts to sell. It doesn't work in the long run.

Your Realtor should be preparing people for the onslaught from the neighbors.

I know it is frustrating, but there is not much you can do. Sorry!


As Real As It Gets
It's slander, and interfering with business, and it is quite illegal. You simply have to catch them in the act. Have someone pretend to be a buyer, and have them record whatever the neighbors are saying.

present your case to the local police and get a restraining order. .... to solve it faster call the police next time you do an open house and when they do their stuff file a complaint of nusance and have them arested one hour in jail and they will be problem no more

I agree with Ann (here on yahoo). A lawyer could draft a letter to them since this is a form of harassment. In addition to that, you should sit with your real estate agent/broker and explain the situation. A good agent will understand and take the necessary steps to stop the neighbors from approaching the potential buyers. This is not an unusual problem. It is also not in the agent's best interest to have this problem persist since he/she also wants to see the house sold.

First you are obviously in way over your heads due to immaturity. Sell the house and move on. In your statements I see nothing that shows adulthood in a big issue.
