here's the deal if the were not evicted you have to hold those things for 30 days if they were evicted then their yours to keep sale or what ever many landlords sale them at flea markets and things.

You can charge them additional rent and storage fees. If their property is there, they are still residents. Check with a attorney but you can probably sell or throw out their furniture after 30 days. Take them to small claims court. Take pictures of their stuff.

Notify the past renters (certified mail if you know their new address) that they have 30 days to remove their belongings. Hold their deposit until they do.

After 30 days, I would sell it. Anything you sell, the money is yours to keep. Anything not sold gets hauled to the dump and the hauling and dumping fee are subtracted from the rental deposit you are holding.

that's why you put in a clause covering that issue in the lease, it should fall under clean up after property has been vacated. make sure you CHARGE THEM for getting rid of their stuff. and before you take the advice of the "put it on ebay or donate it" crowd check with you local laws concerning the issue.

I'd be very careful before you do anything.....most states' landlord laws provide what happens and the timeline involved in "abandoned property". You can't just get rid of it on a whim.

Google your state and landlord/tenant laws before you do anything. You don't want the tenant showing up in 3 mos saying "where's my stuff?" and then you'd be financially liable plus fined if the tenant is smart enough to sue you in small claims

if they are behind on the rent hold it as collateral. phone them and ask them to come and get it or you will sell it after 30 days. if it is nice stuff change the locks and enjoy it for yourself. if it was a basement apartment re-rent it out as furnished.

Hopefully the furniture is in good shape to sell. When low life's abandon,move out of my property to flee from their debt-it is mine. I have emptied,cleaned & moved their furniture out to a garage I have,then I sell it or give to charity and have found people who lost their belongings to a fire and given it to them.

I have in my rental contract they must sign that states "if tenant (blank space w/their name) should leave or abandon the property landlord (my name) will take possession of their belonging if or IF NOT LEFT BEHIND for non payment,or for damage to property".

I hate to do this but thru the years I've lost so much $$$ I warn them before they get into my property with my contract what they are up against if they do not abide by the contract I have.

It's yours baby, if they call asking about it, tell them they'll have to go to the magistrate judge's office & the sheriff's office to get their warrant cleared up & then pay them for the outstanding balance owed to you for abandonment & their signed contract to you is also there as proof.

Call your local Goodwill and ask them if they have a truck with which to take used furniture... if it's in reasonable condition. You may also get a tax write-off.

I would think if the lease has expired or rent is past due and they've returned the key with no intention to return, it is considered abandoned property and it is yours to keep. To be safe, I'd send a certified letter (if they left an address) stating they must pick it up by a certain date.
