What do you do when your landlord never answers their phone or returns phone calls?
We have the loudest neighbors and have complained once before. Now whenever we try to call the landlords they don't answer their phone so we leave a message to call us back, and of course they don't. I really feel for you and thats really annoying, but what exactly could your landlord do about this. If the neighbors are loud and its outside noise possibly you could call the police and report them for disturbing the peace (the police will drive by and maybe knock on the door and tell them to quiet down). If the noise is only thru a wall or floor there may be less (or nothing) you can do. Next time this happens you may want to call the police and ask them if they can do anything about this (like going to the neighbors house and asking them to quiet down).


Landlord
Noise violations are not handled via the landlord, he has no authority. You need to report to the police.

He should return your call and instruct you to call the police, but you really should not be bothering him in the first place.

Even though I have noise rules in my lease in order to actually to evict a tenant for that violation I have to have police reports on record.

So call the police as the landlord is limited in what he can do.

well you can call the cops and complain to them they will come out and tell them to be quite. unless your landlord is the landlord for your neighbor too they have no say and that's why they won't call you back there is no point they can't do anything but tell you to call the cops and even then unless they have it in the contract that noise must be kept at an unobtrusive level to neighbors they can't do anything but ask nicely to please keep it down.

Don't pay your rent on time....if they'll come to you tell them your problem.

Stop paying rent. When they come to collect it, you can let them know that you'd like them to take care of your concerns, and that you won't keep paying rent if they won't ensure you are satisfied. They'll start listening pretty fast.

You should call the main office company of the building where you live. Or go personally to main office of the building.
Although, if you know where does manager lives, you can go to him/her and scary that if she/he won't do anything you will complain to his boss.

Call and tell him something drastic has happened, like the pipes have burst or even better, that you are "moving out tomorrow".

...and watch how fast your phone rings.

Yeah, it's mean, but it will get him to call you back.
