I rented for 2-3 years. We had cleaned the house and had the carpets proffesionaly cleaned. We did our walk out inspection on the 5th. The lady said that it was 'one of the cleanest houses' she has seen. Our deposit was $750 we got back $20. The claims were for $230 cleaning company, $100 carpet cleaning, $65 fo a new showerhead (when we moved in we put in nice high pressure showerheads - when we moved out we took one of them with us and replaced it with the old showerhead that was on it before and left the other one untouched because my husband didin't have the right tool on him), $100 for yard maintaince - the request was done 10 days after move out, $70 electric bill, $10 water bill (both of these bills I paid the final payment on and even have a credit for the water) $130 for 5 days rent - (i would be will to pay that - although we were told as long as we were out by the 5th it would be ok. And some other charges. Please tell me what you think. Additional Details I did buy a house and will never rent again. The funny thing is on their move list the first paragraph says how they don't want to keep your money and give it gives a list of things that need to be done for you to get yout money back - i did them |

Hopefully you have a signed walk through form from the landlady or the property manager who told you it was the "cleanest." Refer to your lease and see if there are provisions in it that cover what is happening now. If not then meet the landlady in small claims court. Look up the landlord tenant act in your state and take the information with you to small claims court. Don't expect the judge to know the law.
If you took pictures during the walk-through have them with you as well. You will also want to be able to prove timely rent payments, final utility bills paid in full, receipt from the carpet cleaning company and anything else that applies.
Many landlords take advantage of the tenants who do not know the law. Educate yourself and get back the money that is yours. |

Collect all receipts of what you did and and go to some sort rental agent association etc. and report them. And go to some customer action site or call for help on these matters. Go through a non-profit third party organization. So,this type of group will assit you in these type of situation. |

Without seeing the lease you signed, it's hard to say for sure, but some of those claims seem pretty shady to me. I think you might have been taken for a little bit of a ride. |

Landlords are shady like that. My landlord came in and did all that stuff when I technically wasn't out of the place yet, didn't even give me a chance to get it done myself and took my deposit. It was ridiculous, I could have had it done for way less, and I had another month to do it yet. The showerhead thing is just ridiculous. Buy a home if you can, so you don't have to deal with landlords. |

Do you have a copy of the move out report? Did the landlord (or representative) sign the report?
If you have that, contact the landlord and negotiate the deposit.
Many landlords clean the carpet regardless of the condition it was left in and many charge for professional cleaning regardless of the ocndition it was left in.
If you paid the utilities, the landlord doesn't have a legitimate charge.
Just because they said it was Ok for you to stay in the house for 5 days doesn't mean there wouldn't be a charge for it.
Check your lease carefully, especially the part about the deposit. Sometimes there is a deposit agreement too. If so read that carefully too.
Ask for an appointment to go over the charges and provide your arguments for each item, then negotiate the final deposit. They may not be willing to do this and if not, your only choices are to walk away or sue them in small claims court. |

that this is total b.s. go to small claims court..its $250.00 to file, but when you win your claim and you will you get court costs
these sob's should be sued for the max..small claims $5,000
make sure you have all the receipts that you mentioned, to bad you didn't have pictures, i think if you had you would have mentioned it....honestly do not wait on this...sue for the entire max.$5,000.--i wouldn't offer to pay that 5 days not when you had an agreement that as long as you were out by such and such a date and you were in compliance with that you guys are 100% in the right..judges abhor..landlords that pull this ****..you were very smart to put old showerhead back...do not get an attorney..please small claims...now you not only want the entire deposit refunded, but after verbally praising the condition as to the cleanest they had seen, you are depressed at this horrid way in which you were treated, your so upset....you can't think of anything other the the fact these people out and out stole from you..im serious.....let me know |

I would contest the cleaning co charge if i had paperwork showing it was clean when i moved out--as far as the showerhead, it is the law that if you put something in or do something to improve the house that it stays when you move-you are not supposed to remove things like that regardless if it was paid with your own money or not-any bills owed that you say you paid then you should prove that you paid them and should not have to pay again.
I recently moved and recieved back 525.00 of a 600 dep--only 10 dollar charge for carpet 25 for sanatizeing counters which is automatic no matter how good you clean and the rest for cleaning the blinds----so i think you should rec much more back then 20, the thing is you have to have proof in writing--most people hate giving any deposits back so they try to come up with any reason to keep it-good luck |
