What does a Realtor really do?
My husband and I recently put an offer in on a house. The realtor that we used is really rubbing me the wrong way! The market here is VERY slow and he is overly desperate for the commission which I understand. However... after we submitted this offer he called my mortgage broker to ask about our credit scores and try to get more info on the type of mortgage we are pursuing, I'm assuming to see if this would be a slam dunk or not. We have never bought a house before but I don't think that my credit score or any info about my mortgage other than the basics to write the offer are any of his business. Now we are in the counter offer phase and he's not relaying MY counter offer's accurately either. It's quite frustrating. So I guess my real question is is this normal??? are my intuitions completely off base??? or is this guy completely overstepping his boundaries as our realtor

Most Realtors are good, some are not, get a top producing agent and drop this guy on his head...a multi million dollar producer will be better for you, and go with your gut when you see red flags next time. Being nice can cost you thousands of dollars...

By the way, your Realtor is breaking the law, they must be honest. You can and SHOULD file a complaint with the state board or at least tell his managing broker, so it doesnt happen to anyone else...

If you're not happy with the agent call and ask to speak with their Broker. Tell them the situation and ask to be assigned to another agent. Your Buyer Agency Agreement is with the Broker, not the Agent.

Everything in the buying process should be done in writing. I'm not sure what state you're in but here in PA it is illegal to make verbal counter offers.

Is he a sellers broker or a buyers broker? I'm assuming you are not paying him. That would most likely make him a sellers broker. His loyalty rests with the sellers. He is calling your mortgage company to verify your qualifications. He wants to bring the best deal to his sellers. Your mortgage company is not obligated to tell him anything if you don't want them to. The Realtor is obligated to relay all offers to the sellers. It is up to them to respond or not. In other words to accept, reject or counter. Even in a slow market sellers still want all the money. He also may have more than one offer on the table. How bad do you want the house? How far off from the selling price are you? Most offers are good for 24 to 48 hours depending on how it is written. Call his Real Estate company and talk to the owner/manager. You'll get a response. You can also call the board of Realtors if you think he is doing something illegal.

Me and my wife just bought a house last year. They check everything. From your credit history to all the money you have. This is just to make sure you have the loan and that you can pay the down payment and your monthy payments. You should have seen what we had to go through. Its not easy buying a house. The easy part comes when everything is over and the closing day comes and you finally get your key to your house. Good luck.

i would have to see everything to really understand.

1) is he representing you or the home owner selling? if the seller he may be trying to find out what type of final number you can afford. for both side he wants to know if you can back up your offer(s) with your credit and not crewing around with no backing.

2) sounds like he may be a little pushy, but he needs the sale and he may be that type of personality.

3) put it to him to get things straight or you walk. there is always another realitor and other homes. who knows the next place may be even better.

Don't know your agents thinking, but here goes...

In submitting an offer, I want my buyer client to achieve the greatest win. That is the goal simply stated.

Every way you are able to make the offer more attractive (other than giving more money), you have a better chance of making a deal advantageous to the buyer. That is a guiding principle.

My ability to convey to the seller that this deal means closure in the absence of doubt works to my buyer's advantage, and can mean money to them.

I would not want to go into battle unarmed, or submit an offer now knowing the precise details of my client's financing (or without them trusting my completely). You can't serve the client well if you are not on the same team. Ideally, I want a local lender, which often calms doubts in the listing agent's mind, but I also want to be able to tell her that I know the situation well and based on that can assert that it is a genuine offer. This can make the difference of winning or losing.

Now....if you are questioning why he is doing something, I strongly advise you to directly tell him your doubts. If someone doubted me, I would want to know. I actually insist that clients promise to reveal this kind of doubt when they sign my buyer's agreement. I never do anything that is not int their interest...but it can always appear otherwise...since they may have a cousin who's agent did something differently.

So my advice is, clear the air, tell him your doubts, and find out if there is an explanation or if there is not.

A Realtor is first, a member or a national realtors organization. If he is not, he is a Real Estate Agent only. Since you said he is a Realtor, he has the right to know about your credit history to be able to foresee if you can afford the house you are buying. When you turned in your offer, it has to go through his hand first to review it so he will know how he will tactically get what you want if the Seller counter. Looks like you are over stepping the realtor that you hired to represent you. You should hire a realtor that will have a fiduciary obligation just for you. Although, the sale could be done by using the seller's realtor, but personally speaking i woudn't do that because i want that my transaction will be handled solely only for me. Your realtor will do inspect the house with you although you have to hire a real inspector because there are places that realtors cannot look into because it's not reachable.This realtor that you hired, will tell you how, what, where, and when to ..... stuff that you couldn't imagine exist in the buying of your dreamhouse. You have to communicate with your realtor truthfully and completely so that if something goes wrong, you can complain and have it all in writing. Yes, there are realtors that are blah, blah, blah, whatever, whatever, that's why home buyers should interview these people first and use a very good judgment before signing a contract. It doesn't matter if the realtor is new in the business or 30 or more years in the business...every realtors are licensed, tested and sworn in to make the house business easier for people. It is also a team work between the buyer and their realtor, and seller and their realtor. The realtor will just act according to what the client wants. They have power over client because they know (should) and the legality of contracts and commitments and knowledge and connections put in one. Lenders, Brokers and their Realtors, Loan Officers, and Title Companies kind of all circle together although not really together but they do business together. Sellers and Buyers or people are the ones they offer their knowledge and assistance to.
