What does a real estate agent/realtor do?
I want to get a realtor license when I turn 18 the summer. I just want a basic explanation of what the job is and how money is made.

This is the worst possible time to get into the real estate industry. Realtors are not making any money because of the horrible real estate market. I was just recently hiring an admin assistant (aka 'secretary') and I received so many resumes from real estate agents and mortgage brokers cause they are all looking for work. They are clearly over qualified to be an admin assistant but they were all desperate for any type of job at any rate of pay.

But, to answer your question, a Realtor -
* Work hard to market yourself so that people will use you as their Realtor.
* Views all available properties in their area.
* Show your clients homes for sale.
* Market your clients' homes that are up for sale.
* Prepare the contracts.
* See it through escrow.

Note, I got my real estate license when I was 18. I was horrified when I was working for 3 months and had yet to find any clients. You only get paid when your client buys / sells a home and it closes escrow. I couldn't afford to be a Realtor any longer because I wasn't making ANY money, I needed a weekly paycheck so I got a traditional job.

It's a hard job. I would get my license, but also see if you can get a job as a realtor's assist.

Yes, the market is slow. And a lot of realtors are leaving the business. But keep in mind that when the market was hot, EVERYONE was getting a license. These same people are leaving. It's a cycle.

If you work hard and SMART you can easily make 6 figures. But it will take about 1 to 2 years.

Basically a real estate agent shows and sells houses. Most real estate agencies hire you as a private contractor, which enables you to use that agency's logo. You are on your own as far as building your clientel. The real estate agency keeps a part of the sale, and you get a certain percentage off of each sale. Each agency is different as far as commission goes. You have to study and take a test to get your license. The test costs money, but it's different for each state. You can take a prep class, but that costs money as well. Some states may actually make you take a class, but I'm not sure. Money is made only when you make a sale. As far as I know, there are no angencies out there that pay you hourly. You basically are on your own. The only thing the agency gives you is an office, and sometimes not even that. You are your own sales person. So you need to get your name out there.

This isn’t a business where you will make much (really ANY) money in the beginning. It’s a very steep uphill climb to success. Don’t just jump in if you really don’t have a concept of the business. You’ll end up wasting a ton of money on tests and association dues while watering down the talent pool.

Ok, let's get the hard part out of the way right now. Prospecting is the single most crucial element in the business and it's the hardest part for most real estate agents. Prospecting can be done in a number of ways, including cold calling, canvassing, bulk mailing, using a sphere of influence contact system, working a farm, sitting open houses, taking floor time, handing out lots of business cards, working the internet, and more. The important thing to realize, up front, is that it's not easy and yet it must be done if you're going to get your real estate license and succeed in this business. Below is just an idea of some of the activities do, more or less, on a daily basis:
• Touring new listings, previewing homes, generally learning and keeping informed on what's happening in your market area.
• Learning new techniques and skills, or staying abreast of real estate related laws and issues, through real estate training courses and formal course work. Most states also have continuing education requirements.
• You might be taking floor time or sitting open houses.
• Doing market evaluations on homes and listing presentations to prospective home sellers.
• Showing homes to prospective home buyers.
• Preparing contracts for purchase and presenting offers for buyers, or offers from others to your sellers.
• Doing follow up work on contracts, working with mortgage brokers and lenders, appraisers, home inspectors, home warranty companies, and attorneys.
• Attending closings with your clients and hopefully lots of them.

A real estate agent finds sellers and adds their property to the list. He also shows buyers the properties listed. Real estate agencies have a shared pool of properties that they show to buyers. When one of the properties you listed sells, you get a commission, even if another agent sold it. When your client buys, you also get a commission, even if you didn't list the property yourself. Paperwork is also involved.

What i know is that u just should have the knowledge of the land, good links with the seller (company). seller offers the commission to the agent. and the agent job is get the buyer for seller. that's the simple game.

It's funny. Five years ago, I sold my house, moved, and bought in another city. I watched all four agents who were involved and thought, "I could do this; this looks easy."

I got my license and hit the ground running. I joined a company that had great training and promised if I did everything they said, I would have my first transaction in the first 4 weeks. I gave myself 6 weeks otherwise I was going to have to find other employment.

I did get going right away, and BOY, was I SURPRISED how much WORK was involved. You must love people and paperwork and schooling - because if you don't educate yourself more than is just required to get the license, you're setting yourself up for problems.

I love this biz. It's hard right now to get buyers to buy and sellers to price correctly, but that's what I do and I'm still making a good living, but it's not the piece of cake I envisioned.

Real Estate agents are the middle man between the home seller and the home buyer. Once the property has been sold and negotiated, they are then paid a commission from the seller (between 1.5%-3.5%) of the final sale price. On a $300,000 sale the commission could be $15,000. Note if you are self employed you get all the profits, however is you are an employee you will get about 1/3 of that.
