What does having a 3 days grace period for rent mean?
If my rent is due on the 1st, when it the last day I can pay before there is a late fee? If I pay on the 3rd, will there be a late fee?

Rent is due on the 1st, and you have the 1st, 2nd, and 3rd to pay rent without penalty. Anything received on the 4th or later will be considered a late payment.

Always check with your landlord or leasing office if you aren't sure. They will be happy to discuss the policies, but less happy to waive a late fee.

If your rent is due on the 1st, your grace period is to 5pm on the 3rd to get it to the LL, if you mail, it must be postmarked on the 3rd to adhere to the 3 day rule.
Some states like Oregon has 4days minimum on HUD housing and in the eviction process its 14days until you can file FEDs or Unlawful Detainer Actions to have you removed from the premises even in the case of a lease.

Everyone here has the right information going. If it is due on the first and you are allowed a 3 day grace period then it has to be received by the landlord on the 4th.

The person who mentioned postmarked by the 4th is not quoting law in the United States. for the US it must be received by the date. Think of a credit card payment. They do not care what the postmark date is, they care about they day it was received in their office.

You have until the 4th. If you pay any minute after the 4th you are subject to late fees and/or beginnings of a notice to pay or quit (ie - beginning of eviction)

if you pay on the 3rd you should not incur a late fee if there is a 3 day grace period. But that normally does not mean mail it out on the 3rd, it means, in their hands by the 3rd

3 days grace period means if you cant pay on the exact day the owner is giving you another three day before collecting the payment.

If rent is due on the 1st and you have a 3 day grace period then you should be able to pay on the 3rd without any late fee.

You should have until the 4th to pay cuz you get the 1st to pay it by and 3 days grace period on top of that!Ask your landlord if you need to!

You have three days until late fees are charged to your rent. Its usually 5 days then they can post a 3 day notice.
