What does it mean when a real estate listing says "Sold as is"?
Does this mean the house has something wrong with it or that the seller is not willing to entertain a buyers request (e.g. I will offer this price and the seller fixes the furnace/roof/etc)?

"An "as is" real estate sale means the seller will not pay for any property repairs but must disclose all known defects.

Many sellers of older homes sell "as is" because they don't want to be inconvenienced with repairs or renovations, realize the buyers may want to tear down the house or remodel to their own preferences, and/or can't afford to make repairs.

Personally, I learned about "as is" home sales after I bought a foreclosure house from a bank. The realty agent marketing the residence emphasized that the sale was "as is" and that the bank wouldn't pay for any repairs. But the price was such a bargain that I was blindsided and failed to notice all the items that needed repair or replacement. Fortunately, I had plans to renovate the property, so it really didn't matter, and I eventually resold that property at a substantial profit.

Sellers of "as is" houses should realize that it is a red-flag warning to buyers, who usually expect a sales price discount from full-market value to compensate for the needed repairs. Buyers of "as is" houses can often obtain bargain purchase prices, but they should always make their purchase offer contingent on approval of a professional inspection report."

It means that the seller will not make any improvements to the house before they sell it. When you purchase it, you accept the house as it is.

It means exactly what it says. You offer to buy the property in its existing condition, with no recourse whatsoever against the seller. In such a situation, I advise a professional home inspection so that you know exactly what you are considering buying. It may be a good deal, even if it requires repairs.

You will need to find out what, if anything, is wrong with the property, assess the costs of those repairs, and then factor those costs into your offer.

Hi Diva Bee,

Being "sold as is" means that the sellers are not going to conduct any repairs. It doesn't necessary mean that there is something wrong with the home but there is no "perfect or defect free" home. It is very risky and not advisable for first time home buyers.

It is always best to hire licensed inspectors (certified home inspector, pest inspector, fireplace inspector, and HVAC inspector) to do a thorough inspection. Be present during the inspection.

You want to know all of the defects prior to closing escrow.

Generally it means: Whatever the condition of the property it is for sale as is, be very careful that no MAJOR improvements are needed, however , there are good deals out there.

It definitely means that the buyer will not make any repairs on the property. It could mean that there are things that need repairing. The best thing to do is ask for a disclosure statement from the owners and get a good home inspector to check out the property fully.
