It means that a septic system (for the sewer) can't be installed because of soil conditions.
To perk a lot, you dig a hole, fill it with water and count the time it takes to drain. If it drains too long then it doesn't perk.
Basically a septic system is a series of pipes underground where your waste water drains into. If the soil is too hard to let it drain, the system will not work.
However, depending on where you live, the health department, may allow other systems like a sand mount system. Check with them. |

Property has to absorb water (perk) in order to have a septic tank installed. The tank requires a "drain field" in order to empty its contents.

If the land can't perc it means that water doesn't drain fast enough or at all, could be from soil type (too much clay) and/or water table is really high.
It means that a regular septic tank and drain field will not work (well probably would but not drain fast) so a much more expensive system, a mound system, would need to be installed. There are different types of mound systems too. The house behind us just has a slightly elevated tank with pumps. The house across from us has two (have to put in a third yet) mounds of sand that are the drain field. The sludge is pumped into that somehow and some kind of light is used to kill the little buggers. They will have to have this system inspected every year to make sure it's working right. |

RE Guy & src50 are totally correct. You wouldn't want to buy land like that & end up with Lake Poo Poo in the back yard from Fall through Spring.
You might find it worth paying a sanitation engineer to come do a soils analysis or feasibility, (couple hundred bucks) especially if it's been a while since the seller had one done, or maybe the seller is just under the impression it won't perc by means of an older gravity flow system.
There are some elaborate systems now that practically render the water as drinkable once it passes through filteration systems. (A mini sewage treatment plant) If the land is cheap enough, it may warrant spending $20,000 for a septic system if the setting is nice. |
