"Not in a subdivision" generally means that you will not have any fee obligations above and beyond your regular property taxes. Subdivisions and communities within towns generally have their own homeowners associations who make their own rules and handle some of the financial decisions that effect only their subdivisions/communities. In example, you could live in a subdivision that has its own roads. Consequently, your roads will not be plowed or maintained by your township. You will get a reduction on your local township taxes (your rate will be a tad less), but you will have to contribute toward this maintenance through your subdivision 'dues' or fees. This can be tricky because the homeowners have to contract this work out -- so while you will have some input as to how much you will spend and for what services, the amounts of these additional fees each year can fluctuate a little crazier than just paying your town taxes and getting all your services. Personally, I prefer living on a township road and paying my property taxes that include the road maintenance. Subdivisions are generally less complicated than planned communities, but the most important thing is for you to be sure you totally understand what this classification will mean for you--will you get trash pick up? Will you be able to afford the regular taxes, plus your subdivision fees -- do all of the math before you commit to anything. Also, very importantly, if you decide to buy in a subdivision -- do your research -- try to talk to people who live in the subdivision and ask them if they would do it again if they could. Try to get some good scoop from the inside -- many of these subdivisions have an awful lot of 'politics' going on in them. Personally, I stay way from them -- I think there are too many layers of bureaucracy in life as it is! I don't like the concept of subdivisions because you can get into one where their are some haughty, 'president' wannabes who can make your life miserable...Finally, when you see an ad that says "no subdivision" or "not in a community", my personal opinion is that it is much more desirable. I can't tell you how many people I know who would NEVER buy in a community or subdivision if they had it to do over again. (You have to know that if a realtor is bragging about the fact in an ad, it must be a better thing!)

Subdivision means that they've carved up an existing block and put a bunch of smaller blocks on it.

I would say that a house NOT in a subdivision would be a better buy, because ones in subdivsions end up all looking pretty much the same. However, subdivisons are usually cheaper, so it depends on what you're after.

I hate subdivisions, the homes are so boring, without charactor.

But, a subdivision is a neighborhood which has 4-5 house, which you see over and over again. Right next to each other.

Very dull.

I would never live in one, I like custom homes in neighborhoods where every single home has its own charactor.

In Real Estate, a subdivision refers to a development of tract homes on a previously undivided piece of land.

The developer buys a huge lot, then subdivides it and builds (usually) tract homes on it. However sometimes builders sell individual lots for custom developments, but by and large these are cookie-cutter homes where, generally, the builder uses three floor plans with three elevation styles and four or five color schemes.

Subdivisions are notorious for having Home Owners Associations Dues and CC&Rs (rules) and in some cases special assessments in addition to to the property taxes.

'Not in a subdivision' means not built on a tract of land that has been 'sub-divided' for commericial real estate purposes.

In other words, it's not a house that is in a surburban-esque neighborhood - where all the houses sort of look alike and they were all made around the same time.

Instead, it's probably a more unique house with either not that many neighbors or not that many houses nearby that look exactly like it.

A subdivision is like a little neighborhood...sometimes with a name and all that. so a subdivision is just all the other houses in a city/town
