What does "first and last " month rent mean? I moving next month- do I need to pay this month's rent?

It means that when you move in you pay for your first month there and then the last month's rent. You have to pay for both of them at once. That way if you leave without notice they will have a month's rent and still be able to find someone else to move in before the money disappears.

This means the owner/property manager requires you to pay your first month and last month rent up front. This is beneficial to you when you move out as the last month is already paid for.

If you move into a place and it is not the beginning of the month, they will pro-rate your rent by dividing the total rent by the number of days in the month and then add up the days you will occupy the property. That should be all you have to pay for the first months rent.

kat
It's usually a deposit in the amount of 2 months rent. Ask your landlord.

Chick with pets
Need to pay the first months rent and the "last months rent" (same amount) which is used as a security deposit to make sure that skipping out before paying rent, they have the money to cover a months rent while looking for another tenant

First and last months rent means that you have to pay two months rent security deposit up front. That way if you skip without paying the last months rent, its covered. Also, if you pay the first months rent, you already are covered for the first month.
BTW, any security deposit or last months rent you pay up front before moving in is to be returned to you when you leave at the end of your lease or contract as long as there is no damage beyond the regular wear and tear of daily living. Basicly, they overlook small holes in the wall from pictures hanging, but dont want holes in the plaster from hubby putting his fist through it or dog waste on the carpet.
They money is supposed to be (not always is though) put into an escrow account and gather intrest. This way, not only is the money safe to cover any damage you or your family cause to the property, but will also make the landlord a little extra cash to cover the worry part.

It is for the first month you are there and last month you are there. It's just in case you decide to leave earlier than expected and protects them if there are any damages, but they usually ask for a security deposit for that.good luck!

ya you do have to pay this months rent

sirpimmon
Nope -- if you paid "first and last month's rent" up front, then you prepaid the last month. Instead handing over a rent check, hand over your 30-days-notice note. (...but, good luck getting any security deposit back; tenants and landlords really differ on what reasonable wear-and-tear is).

MrsMike
To put it simply. When you pay the "first months rent" you are paying the months rent when you move in. They want it up front, not after you live there a month. They want the "last months rent" as sort of a deposit. If you give the proper notice then they will not charge you for the last month you live there. They don't give it back if you decide to leave without notice. They may even require another deposit if you have children or pets.
