What does "no covenants" mean in regards to a real estate listing for a house?

'Restrictive Covenants' usually apply to sub divisions. This could mean that you can't paint your house a bright yellow, or you can't have satellite dishes on the outside of the property, RV's park in the drive way. Restrictive Covenants are written so your neighbour can not bring the value down on your house and surrounding houses. It is not such a bad idea, it helps keep your neighbour in check. I would worry a little about the 'No covenants'. This could mean that your neighbour is allowed to have as many broken down cars in their driveway, can build a fence as high as they want, even operate a body shop business from their home. No rules or regulation. Take a tour of the area you are thinking of buying into. You want to know what your neighbours are up to.

Restrictions are not bound within the title policy of the home. for now. Loosely, there has not been a homeowners association in conjunction with the neighborhood whom have registered guidelines for the community. Example, Trash cans, barbeque's, boats, trailers, sheds, not allowed in front of property. These Covenants are usually to keep up the ascetic and value of the subdivision.

Covenants are the basic rules establishing the rights and obligations of owners of real estate. So if the contract states that there are no covenants then there are no obligations or responsibiliy on the side of the contract. Hope this helps.

Means that there are no homeowner associations. could be a reference to deed restrictions on the property so you want to ask your broker.
But usually if you purchase a home or condo that is in a HOA you are agreeing to the legal covenants of that association.

Covenants are restrictions, typically used in subdivisions, which dictate use of the property, aka CC&Rs (conditions, covenants and restrictions).

No covenants means there are no such restrictions in place.

It means there is no nazi neighborhood committee that says how you have to paint your house etc. It basically means there is no contract you have to sign into saying you will do this or that, or not do this or that with the property. Of course you have to abide by city county and state laws, but none of that communist add on mess they do in gated communities.

It means you can paint your house purple and pink, you can have old junk cars in your yard, you dont have to cut your grass and you can let your house turn into a dump and bring the value of the other homes in your neighborhood down.
