You don't have a fixed rate mortgage. A fixed rate mortgage is one in which the interest rate is fixed for the duration of the mortgage loan, even if it is thirty years.
In your situation, you can either attempt to refinance elsewhere, or continue on with your current arrangement. Chances of you obtaining a fully fixed rate mortgage for the duration are slim if you are in a negative equity position. |

I'm not a financial adviser but as far as I am aware the Mortgage will continue to run as normal but no longer on fixed rate so whatever the current rate is and this would probably be variable as you said. You could contact the lender to establish if they have any offers available or try a Mortgage broker to get a better deal. My fixed rate finishes March 2009 so I will be looking to remortgage if possible? Not sure how this would pan out with the negative equity. I think there may be a lot of people out there in the same position. |

A Fixed Rate loan stays fixed for the entire length of the loan. Hence the name fixed rate. If the loan changes after five years it is not a fixed rate loan. Also, fixed rate loans are NEVER negative equity loans. |

At the end of a fixed rate mortgage you have paid the lender and they will release the mortgage lien, whether it's 5, 15 or 30 years of fixed rate. Many people pay off fixed rate loans before the end of its natural term, thus saving thousands of dollars of interest on money they no longer owe. |

Yes, normally you would revert to the lender's standard variable rate (SVP), but check the smallprint of your fixed rate agreement. You are normally free to stay as you are, switch or re-negotiate another deal if you wish. |
