Aditya G | What happens when the owner sells his house? |
Hi
I am living in a house in which the owner has leased out one of the bedrooms to me for rent.
I just want to know, what happens when he decides to sell the house?
Does he have to give me some kind of notice? |
|

Absolutely! He does have to give you notice. It depends tho, if you haven't actually signed a lease, you may only be entitled to a month. On the other hand, you may get 3 months.
The other thing is that you would have to move even before the house is put on the market. No one wants to show the house, when someone is there.
I would have a friendly chat with the landlord/lady, and get some assurance that if they ever plan to sell, that they let you know asap, so you can start looking for a place. They will let you know whether or not they are thinking about it now and they should give you reassurance that you'll be the first to know if they do plan to sell.
As long as your on good terms with your landlord/lady, I'm sure they'll be sensitive to your situation and bring the issue up long before you have to consider moving.
Ps: keep them on good terms by being a good tenant. pay that rent ontime, and no damage, no loud music!
good luck..happy holidays! |

If you have a lease, your lease supercedes the sale, meaning you don't have to move out when he sells. If you don't have a lease, you're not protected, and will have to move out. I would check with the housing authority in your area. |

When he decides to sell the house, he sells it and he gets money for it. That's what happens. |

he sells, tells you, gives you notice, and you move |

yes.. he definitely has to give you a notice.
you could sue..if he doesn't.
i'm not sure exactly what for.. but you definitely could. |

I don't know where you are from.... but in Australia they have to give a few weeks notice. |
|

?

I think theres a law to protect you, but it would vary from city to city I think.. |

What happens mostly is you move.
I don't know what the statutes are where you live but In California you have to get at least 30 days notice, and your deposits back. |

It depends on the terms and condition of the lease agreement. Check out the agreement. If you don't have one then lease itself is void and your possession of the premise isn't legal. |

of course. for you to find a new place to rent. |

your classed as a sitting tennant and should have a tenancy agreement which states period of notice. |

Nope no notice for you....he can sell it....and the next thing you know...people are moving in wondering why the heck you are in one of their rooms....most of time when this happens the people who buys the house usually calls the cops....and when the cops arrive your new address will be whatever the address is for the jail....because you will be charged with tresspassing....if this doesn't take place you might just end up being the maid for the new home owners....not looking very good for you...you better demand some answers or notifications from your landlord..... |
