There's no guarantee that your relative would get the property. It could very well go to auction and a private investor bid more. If you can afford your payments, try waiting out this market. It may take many years, but real estate investments historically take some time to pay off. |

If your house was repossessed it would probably go to auction so you could not guarantee buying it at a cheap price. After the sale the mortgage holder would deduct the outstanding amount plus interest as well as any legal fees from the auction price,providing there was enough.
If you choose to sell the house and repay the mortgage you would probably end up with more cash than your scenario. |

It can be done. You have to assume that your relative will be able to buy the house back.
Also, if you live in a state that has "recourse", then the bank can and will sue you.
If you do not live in a state that has "recourse", then the bank will issue you a 1099-MISC for the amount of the debt that is forgiven -- which means you will have to pay income tax on the forgiven debt. |

It could be done, as long as you don't put your name on the title. Your credit will be ruined for up to 7 years. If it goes to auction, though, anyone can buy it and your relative may not get it. Or the price may be too high. |
