What is a definition of a SLUMLORD?
our landlord is..... well.. he sucks!!!
he showed up askin about or leaky hot water tank.... but didnt even bother tryiong to fix or suggest fixin it. he asked my husband what he wants to do about it but yet he would not let him speak to hear his damn answer!!!
my husband also told him about the leak from the bathroom into our kitchen/livingroom doorway.... again.. asked but would not hear his answer....
AND about the roaches in our kitchen..we have had numerous problem with this... we have spent many many dollars trying to claer this problem on our own... he only tells us tro tell the neighboors to bomb their places as well... yeah.. our neighbors claim they dont have any.

Wikipedia says, "A slumlord (also spelled slum lord) is a derogatory term for landlords, generally absentee landlords, who attempt to maximize profit by minimizing spending on property maintenance, often in deteriorating neighborhoods. They may need to charge lower than market rent to tenants. Severe housing shortages allow slumlords to charge higher rents."

You can try to go to court, but your real solution would likely be to move as soon as you can.

Document, document, document! Keep a record of every time you call him, what his response was, and what you spent to repair the issue. This should help you to get out of your lease, because your landlord is not uphold his part of the lease/contract. You might also contact the city building office and find out if your apartment is up to code. It's probably not, and he will be ordered to fix it, or he will not be able to rent the apartments out until everything is fixed.

im going through a similar process right now also...the guy downstairs tapped off my hot water and electric and the land lord won't do anything about changing the piping so he cannot do this...and the old main fuse started on fire luckly it went out before the house went up...i also have no fire escape, my door opens out instead of in (fire hazard) and my kitchen sockets dont work so i have my microwave in my living room and my hot water tank leaks also...i would suggest moving and not giving him rent...call the building codes violation number in your area and report the guy...if he takes you to court for the money you didnt pay him have pictures ready of all the problems, text messages, voicemails, and get the health and building code inspectors opinions on paper and you will not have to pay him, and you might even get some money back if you have been asking him about these problems for awhile...if you cant afford to move...i would still call the inspector and if it's deemed unlivable he will have to pay for somewhere to stay for you until you find somewhere, and for the bugs i reccommend Pest Off. you plug it in to your electrical socket and it sends waves through the lines in your walls and in two weeks drives bugs away...i has brown dog ticks and tried everything then i got a Pest Off plugged it in found dead bugs everywhere and havent seen one since

Well roach infestations are caused by tenants generally, not LL's, but that does not mean LL has no obligation to take action. He's right, whole place needs to be treated at same time. Leaks make for higher water bills--who pays water? Also letting leak continue causes damage. Put your complaints in letter to LL, asking for specific actions to be taken. Note that you have reported these problems, starting X date, but that they have not been addressed and ask that he resolve the problems by December 15. Use polite, business English in letter with concise history of problems and reports. Thank him for coming to see the problems and request that he remedy problems by 12/15.

Whether the neighbors have them or not is not the point. If you bomb yours they must go somewhere. The key is to bomb the entire building, including the attic, outside hallways and basement at the same time and then re-bomb a couple months later. There are also cheap and "natural" methaods.

As far as the leak, look into local laws on the proper way to withhold rent to pay for a plumber yourself. But do it properly or face eviction.

Slumlord in my definition is someone who takes your money every month but doesn't fix things when they need to be fixed. This is an investment and they need to keep it up and running smoothly but some landlords don't care.
