What is a good Christmas gift from a landlord to a tenant?
My husband & I purchased a small apartment building at the beginning of the summer (3 apartments). We had never been landlords before, and we would like to give something to our tenants, but we don't want to make them feel like we think they're charity cases. I read some tenants' comments on another site, and they said they didn't like gifts from their landlords because they felt like the landlord was being "uppity" or "self-important," but we really want to do something nice for our tenants and don't want them to feel that way. Some suggestions were:

-a turkey
-a grocery store gift card
-movie gift card
-15% to 20% off January rent sent in a Christmas card

Anyone have any other suggestions? We're leaning toward giving them 15% off rent. One tenant pays $675, another pays $425, and another pays $400, so they'd get $101.25, $63.75, and $60 off their rent respectively. I know that opinions differ a lot, and there are those tenants out there who feel bad getting gifts, but are there any tenants who like gestures like this?

I would not give the rent discount, it will mess up your income records and look like you are pocketing rent. It also could be confusing (renters can be rather dim) as a new rental rate for the year and you may even loose that one in court.

See's candy, nothing more. You are not buddies. You are not relatives.

You should not be giving expensive gifts to people outside your family and very close friend circle. Expensive gifts even make friends uncomfortable.

15% - 20% off rent sounds fantastic. Not necessary, but your tenants will love you for doing that if you are able.

I like the idea of the rent reduction for the month. That truly would be a wonderful gesture on your part to them.

You don't have to do anything.
But a grocery store gift card or movie gift card tucked into a Christmas card sounds nice.
The problem is that tenants feel they should reciprocate, and it's an evil circle, so make it modest, $10-20. The pressure of gift giving is insidious and harmful to the holiday spirit.
A friend and LL, gives homebaked cookies every year to her tenants, which are greatly appreciated and don't make one feel so obligated.

Nooooooooooooooo! Rent credits are a bad idea and may even be illegal. It can appear that you've renogotiated your lease to a lower rental rate and then raised the rent the following month. It could even appear that you're somehow bribing the tenant for something or tricking the tenant into not fully paying their rent. DON'T mess with your rental rate.

Gifts are not necessary and they imply that you will do something for them each holiday. You have to consider whether you really mean to commit to it for the rest of the time you own the property because your tenants will definitely expect it next year.

Also, consider that in the future, do you really want to give certificate to a tenant that is behind on the rent or owes late fees? If not, then are you really providing a "gift" or is it a concession for performance? You sound generous and well-intentioned, but you need to maintain a professional relationship with your clients. Why not instead use the money for lease renewal concessions or building decorations/improvements?

We send holiday cards and sometimes host a holiday get-to-know your neighbors event with treats, but most tenants would rather not be bothered attending.

Its nice of you to want to give a little something, but I wouldn't do rent credits. Like the person above, I'm not sure it's legally a good idea.

Gift cards are nice and generic and usually appreciated. Try grocery store gift cards, or Starbucks, or movie theaters. Under $20 would be appropriate.

Give the gift that keeps on giving and continuously shows that you care. I'm talking about a magazine subscription. Find out their interests and get a yearly subscription gift for them accordingly.
