In the book "The Total Money Makeover" by Dave Ramsey, he recommends a "100% Downpayment". If this is not possible, he recommends getting only into a 15-year fixed-rate loan only.
Although this book doesn't give anything new or groundbreaking, the way it presents how money should be managed is like Chicken Soup for the Soul. The book is thin and short, I read it in less than six hours, but it was packed with motivation and definitely helps the reader shape a whole new outlook into wealth building.
After you've read the book, you'll ask a different question than "what is a good mortgage for a first time buyer"? Good luck. |

Short Answer: One you can afford!
Long Answer: There are many, many programs out there. The best mortgage for you would be one that fits with your long-term goals.
If you are only planning to be in the house 3-5 years, you may just be looking for the lowest payment that doesn't add principle to your mortgage amount. You could try a 30-40 year amortization loan that is fixed and/or interest only for the first 10 years.
If this is your "forever home" and you plan to pay it off as soon as possible, you may want to look into a 15, 20 or 30 year fixed deal where your payments during that time will pay off the entire loan balance. These monthly payments could be significantly higher than the short-mid term loan example above.
In reality, I think the average time a borrower keeps a loan these days is something like 2-4 years.
Make sure that any prepayment penalties are in keeping with your loan term goals. They should also work for the short term in the event that life shoots you a curve ball or an irresistable opportunity.
Talk to a few loan brokers, your local bank and see what you are able to borrow. Then decide what you are willing to pay each month (don't forget taxes, insurance and possible HOA fees).
Don't let any one run your credit until you are ready to make a committment. Get your reports and scores on line yourself for a small fee. http://www.truecredit.com charges $15 for all three agency reports and scores.
