As a landlord I never call the current landlord. If the party in question has been a bad tenant, the landlord will give him a great recommendation, just to get rid of him. It is the previous landlord who will give honest answers. People get rejected for many reasons, low credit score, criminal history, inadequate income for the amount of rent, an error in the social security number or date of birth, inability to verify income with employer or other income source., Some people will not rent to an attorney. or a tax auditor. |

They can say whatever they want, as long as they can back it up. Maybe you did pay on time, every month, but you were continually calling with stupid repairs that weren't their responsibility. They can tell the potential landlords that. They can pretty much say anything they feel is true, just like a job reference. Typically they won't talk about you much other than payment history because that takes their time and doesn't make them money. |

Get your reference from him/her ahead of time in writing. If you don't like it throw it away. If you do keep it. If you have to throw it away ask a friend to write one for you stating you rented from him/her for that time period. Just don't list the address on the reference sheet. |

Landlords are allowed to state the facts to potential future landlords. Those facts include payment records, the condition in which you left the property, information on complaints from other tenants, just to mention a few. |

Some landlords are afraid of being sued for slander or if you haven't yet moved they are afraid of you tearing up the house before you move because of a bad reference. There is no law that says,"Thou shalt not say such and such". They just need to be able to prove what they say is true so you can't sue them. |
