What is a reasonable % rate for a Real Estate Agent to charge?

Good commission. California Real Estate is getting tuff to sell with so many listing going up and price reductions happening as much as foreclosures. He is smart by giving the agent 3% because it will entice buyer's agents to come to your home. Also make sure that he is doing more than just listing your home. Whats the marketing going to be to surround your home. How many websites will your home be on. How many pictures is he going to put on your lisiting and is he going to offer a virtual tour? Some good ?'s to ask. Good luck its a fair listing commission.

The rate can definetly be negotiated, in this situation I would negotiate a 4% commission rate, this rate is very common. The reason why you might want to pay a higher rate is the attention the property will get from Real Estate Agents if the commission rate is high.

I would have to say anywhere from 5-6%. I would charge 6% and give 4% to the Selling office and keep 2% for myself. I think that this gives the other Realtors who have buyers that are looking at houses to sell more of an incentive to show mine because they will make more money. It's just one of the MANY ways to get the home looked at more than another that is only paying out 2.5%. Again just my opinion Good LUCK!!!

In Michigan it can vary from 6 - 10 % of the selling price

The norm is around 6%. Which sounds like a lot, and would be if the agent got it all. In best case he lists and sells the property and then usually has to split with his broker (3% each). If another agent sells it then they usually get half and the listing agent and his broker split the other half (the selling agent usually has to split his half with his broker). So in this case 6% gets split four ways leaving each 1.5%. That is $1,500 on a $100,000 home for the selling agent.


Cardinal Rule
California is tough right now- very expensive market with declining prices- so buyers are hard to find. I think this is fair, and it was smart to offer 3% to the buyer agent. This should help sell the place. 5% in California, with its sky high prices, is too much of a commission in a steady or appreciating market when houses are easy to sell.

6 % is the most common rate---3% for each realtor.

Although certainly you could negoiate to 4% and they except depening on how hard of a sell they think it may be.
