What is negotiable after a sale price has been agreed upon?
Both parties have agreed to the inital sale price. A home inspection has occurred. The buyer is now asking for an additional reduction in the price.

If the inspection uncovered something which the buyer did not know about, then they could try to negotiate to have the condition repaired or to have a price reduction as a result. However, note that the buyer could not back out of the transaction because of minor problems, only a real serious issue could release them from the purchase contract (I would need more info on what is at issue in your case to address it directly).

I had a similar situation with an investment condo I sold. I never lived in the place, so I didn't know there were any problems. The inspection revealed that the AC wasn't blowing cold air. The buyer requested that a new unit be installed. I responded that the place was being sold "as is" and the buyer knew that it had an old AC unit, but in all fairness, I gave him $150 to have the AC serviced. Note that I didn't agree to have it serviced before settlement, because if the service tech told me it had to be replaced the unit I wouldn't want to deal with it.

on my purchases, sale was contingent upon inspection findings.
i could walk, ask for repair, or compensation to take care of what was found.

why are they asking for a reduction? If it is to cover repairs to be made, that is ok. if they are trying to renegotiate because they think they are paying too much, stand firm.. what is your realtor telling you???

Read your contract (better yet, have a lawyer read it). Anything is negotiable until all contingencies & cancellations have been met. After that, nothing is.

Price is what you pay for value.
Buyer probably realize they have upper hands. If they already gave you deposit, you probably can be tougher.

Since the market continues to slump, if they don't ask too much, give it to them.

if the Home inspector find some issues, the Seller has to fix them in some markets they may say no, that is one of the points for negotiation.

It is a contract and has been signed. However, depending on what was found in the inspection that could change. For instance, if it affects the purpose of the contract - the house. Say the house is falling apart. The contract is void based on the premise that you entered the contract - the house was free of structural damage. But, the inspection revealed untreated termites compromised the structure of the home.

Then, the reduction in price would be to your advantage anyway...

Your real estate agent should be able to work this out for you. If you don't have one it's time to get one!

Also, check your contract. Most have exceptions that say the sale is contigent upon the finding of the inspections.
