What is the Average amount of apartment inspections a year? or even month? does anyone know?
I was just wondering if anyone had any idea what the average amount, or number, of inspections was a year for the average apartment complex, Or even monthly average- Because out complex is ridiculous and I fear they are overstepping their bounds, and though i know they are allowed to check the apts as often as they please- this seems borderline obsessive- its sometimes as often as twice a month they do a full house inspection- FULL, meaning closets, every room, they even flip out if your baseboards have ANY dust on them....Goodness, well, If anyone can tell me, id appreciate it, It was just something I was curious about. We have an inspection every six months and I would expect one when I leave to check everything is in order. They always send a letter two months before the inspection to let us know when it is and they only check that the place is in good order, that we haven’t destroyed anything and that we don’t have any problems. They make sure its clean but not obsessively . . . they don’t care about dust and things!

It sounds like yours is really over the top though I’m not too sure what you can do about it – sorry.

That is WAY excessive. I used to manage apartments and we only "inspected" once a year. And I actually only did that once in 4 years because I knew a resident was dealing drugs and needed evidence to evict them. I certainly didn't go through the tenants personal spaces, inspections are for checking unit condition (like for damage or if it needs paint), and to make sure only the people on the lease are living there or there aren't unapproved animals. I don't know where you live, but in Florida a landlord has to give you 30 days written notice of an inspection. You might check with the local housing authority, this sounds like harrassment to me. In all the apartments I lived in over 20 yrs - I never had an inspection except when I moved out - more than every 6 months is excessive - does it allow them to do it often in the lease?

I don't know what state you live in, but where I come from there is no such thing as an "apartment inspection"!! That's what security deposits are for!! If there is any type of cleaning or maintenance that is necessary after you move out then it comes out of that!! Otherwise, they are ABSOLUTELY not allowed to enter your apartment for any reason other than an EXTREME emergency like a fire or flooding, things like that..

2x a month is too much, but they do have a right to inspect the property. I don't know if there is a limit to how many times they can inspect in a year, I do know 24hr written notice must be given before they inspect. Must be awful cleaning and keeping your unmentionables out of sight in preparation, but moving would probably be worse! Hope you have a huge pool and amenities to make it worth living there!

perhaps every 12 weeks..that is what i would expect from the real estate agents who manage my investment property...even more if they fall behind in rent or repairs are required....you have a right as a tenant to refuse too many inspections...you are paying for a house to live in and should not be invaded to excess...check the contract you would have signed when agreeing to rent - i think it is probably a bit over the top...almost freaky really..bordering on stalking....!!???

It does seem a bit over the top to me. It is written into my lease that the landlord can inspect my place every three years, I think. I've been there for nearly five years, and I've not seen hide nor hair of him, not even a Christmas card.

As for a bit of dust - who cares - it's your dust !! And as Quentin Crisp once said 'If you leave the housework for long enough, the dust doesn't get any worse' ... or something like that !

In most states in OZ 4 times a year. However you need to have been given adequate notice, usually two to 4 weeks. Check with the rental and tenancy tribunals and ask. Also check your agreement. You should have this written in there somewhere.

This is way obsessive, read your rental contract more finely, if it doesnt say anything about searching the apartment, cause thats what they are doing and yes, its over the top, maybe they want to move a family friend in, otherwise, they dont have a whole lot of say, read your contract or better still, get a lawyer to do it for you and see if you are in breach of any orders if not, they do not have the right to come in and search the place, they are bullying you, dont put up with it, if you have to, complain to the police or the tenants union, if you are paying rent they have to give a certain amount of notice or they are not entitled to enter, maybe they are trying to get you out so they can charge more rent than you are paying now, they do that all the time, hang tough, pay your rent and then they have no reason to evict you, hope this helps, goodluck! :)

It should be in the rental tenancy contract. Take a look at the fine print and see if there is any limit. Usually it says something link "reasonable" access. There is usually also something in there about the tennant having the right to "peaceful enjoyment" of the premesis. You might have to take it up with the rental tenancy tribunal (or what ever the equivalent is in your location.

Do you live in a HUD apartment complex the usually do it once a month but it sounds like you're being harassed what you should do is ask for a 24hr written notice before the come in your apartment you can do that and once you have that ask them to go over your lease particularly the part about inspections then you have what you need to go to a lawyer get the notice for inspection for each time they have no right to go into your apartment without 24hr notice.

call the landlord tenant association in the area wher you live. first they need a warrant to search your apartment closets. they can only come in for specified maintenance and to check your apartment when you move. they are required to give you 24 hrs written notice except in an emergency. if there is a leak from a pipe etc.

The landlord of the apartment I lived in before this one had a tendency to come by annually to check the apartments for condition. He would even change the batteries in the smoke detectors when he did so, which was nice. He always gave about a weeks notice and NEVER went through our personal spaces. All he did was a walkthrough. I would check with your attorney generals office to see what the landlord/tenant laws are concerning this in your state/country. Also, if you got a lease, read every word. I believe that the law in every state in the US says that the landlord cannot enter your property without your express permission with the exception of emergencies. An inspection every couple of weeks is way too excessive and forget the "borderline obsessive", your landlord is downright OCD. If you find that your landlord is in violation of the laws, which I believe he is, put in a complaint to the housing authority or the AG's office concerning it. If it doesn't stop, it's time to move. I would not put up with that.

it sounds as if your landlord is harassing you, or even trying to make sure that there are no repairs that need to be done upon your "leaving the complex"...
also,
there is usually housing laws that regulate how many times and on what conditions a landlord can enter your premises....
i had a series of unusual "inspections" last year a few weeks in between each other for about 2 months,
it was very annoying,
usually they only inspect once a year, unless there is what is considered an emergency,
such as death water problems,fire,gas leak, ect, other than that they do the general inspection checking,
the general areas, furnace/air system, and fire alarms/smoke/carbon monoxide detectors...
but nothing else..
as per the inspections every few weeks, it was eventually found out that there was actually a grow op in this building,
and it was shut down...so,
that sorta explained the "weird inspections"

however, you as a tenant do have rights, you are entitled to live in a harrassment free environmet, and your landlord is expected to give you fair and reasonable notice........well good luck,

check into you housing authority laws and see what your landlord is able to do, and when you find out, it is your right to excercise your rights..........

It depends on who is doing the inspecting really; but, in my apartment complex about every six months and they are chiefly interested in if the appliances are still working, the utilities are turned on, the condition of the carpet, and general house keeping; but, they don't flip out if there is a little dust, just if there is a lot of dirt or filth. And they don't go through the closets or your personal things, just may make certain that the doors are working and that there is nothing in them that may pose a health or fire risk. They also check fire alarms and fire extinguishers.

We're currently living in our sixth rental, and in NONE of them have we ever had an inspection while we were occupying the unit. The only inspections we've ever had were our own "moving in checklist" and when we moved out.

I'd read over that lease very carefully and find out what the penalty for moving OUT of there is!! Yes, that IS obsessive--not to mention an invasion of privacy--on your landlord's part!

In the apartments where I currently live, they have the maintenance crew replace air filters to the heating and air conditioning units every six months. I'm glad they do that because a clean filter keeps the untilities bills down by allowing the HVAC units to run more efficiently. That is air can flow through a clean filter and can be heated or cooled more easily than through an almost clogged dirty air filter. When they come by to do the filters, they also check to make sure the smoke detector is functioning properly. They'll also do a quick visual to make sure there are no indications of water leaks that can be very damaging if not caught early. And yes, they also do a quick visual to see whether or not you live like a pig. Living in filth can be harmful to other tenants because such habits attract roaches that can infest adjoining units and eventualy the entire building. They also do a quick visual to help determine whether you are breaking any rules such as having unauthorized pets or people living in the unit. All of this is fine with me because if any of my neighbors are indulging in any of that, my welfare and the welfare of other residents in the building can be jeopardized because of it.

I used to own and live in a 2-br condo, and I had to do this myself daily to protect my property. I never knew for sure when I might experience a pipe leak from either my own unit or from an adjoining unit. I really hated having to always be alert to anything that might go wrong, and then if something did go wrong, having to find hopefully honest contractors to fix the problems.

In an apartment, all of that is scheduled, done, and paid for by the people at the rental office. What a relief. I look on it as a blessing. I no longer have to worry about any of that anymore. I guess how people feel about such things depends on their personal experiences.

When in the condo that I owned, I remember having experienced a number of pin-hole leaks in the piping, and not knowing whether the leak was from my pipes or the pipes of other condo owners in my building. Because each building had twelve units, I had to try to coordinate twelve people being available on a particular day so that a plumber could (if he deemed it necessary) go to each unit and knock holes into the walls or ceilings in his quest to find the source of the water. It was a nightmare. Not only for me, but also for other people in the building. And, yes, some would not cooperate.

I eventually came to the realization that apartment living was soooo much less stressful, and also less expensive. When you own the condo, you have to pay the plumber to put holes in the wall so that he can get to the leaking pipes and fix them. Then you have to pay a carpenter to fix the walls that were damaged by the plumber. Then you have to pay a painter to paint the walls that were fixed by the carpenter. It can get pretty expensive. Oh, I almost forgot. You also have to take time off from work to get all of this done. So, if you're unlucky, you can easily use up all your vacation time just to get maintenance work done.

So, as you can see. How one feels about apartment inspections will vary with the amount of personal experience they've had. Personally, because of my home ownership experiences, I tend to want to put out a welcome mat for the people who want to inspect my apartment.

I'll sometimes go out and buy a couple of large pizzas for the people at the rental office and tell them I'm doing that for them as a thank you for all the work they do to try to keep me happy and comfortable in my apartment. I've also gone out and bought boxes of ice cream bars, and at other times cheese cake with fruit topping for them. And I've only been here for 8 months. As you can imagine, they think I one of the nicest people they've ever met. That's nice to know, but I also want them to know I think they're some of the nicest people I've ever met too.

Granted, the scheduled maintenance checks are sometimes a little bit of an inconvenience, but for the most part, I'm not even in the apartment when these things are done, so there's no inconvenience at all on those occasions. And because maintenance schedules are posted, I can make it a point to be out of the apartment on those days so that I don't have to be there when they arrive.

But that's not to say that some so called inspections (or whatever) might not have an ill motive behind them. I guess it's possible that there's a guy out there where you live who might like to come by every couple of weeks or so to sniff some of the intimate items in your dresser (ha ha), so you need to be aware of your particular situation. One way to find out, as others have suggested, is to read your lease, and also to visit the rental office and to report what's going on and ask whether that is the norm.

Hope the information I've shared with you gives you a new perspective on renting and apartment inspections. There's always at least two ways to look at things. And whether you're unhappy about your situation or not is usually dependent on how much experience you have. As a senior citizen, I've seen and experienced a lot, and those experiences help make life less stressful for me now.

While sitting here in my apartment right now and sending off a response to you on Yahoo Answers, I know just how fortunate I am, and I'm not troubled by apartment inspections every six months. But my feeling of comfort doesn't keep me from being vigillant and cautious too. If something doesn't seem right, I know I need to look into it, and so should you.

I don't know what the laws are but I've had 4 people walk into my apartment unannounced, in the first week I moved here.

That's not counting how many times they might have went into my apartment-- when I was gone.

i've lived in my place for about a year and i've never really had an inspection. I think they are really invading ur privacy. I wouldn't let them do that. My landlord made us sign a contract that would allow him to enter my apartment anytime he feels is necessary to fix things that are broken, but sometimes i feel this is way wrong. But I signed that contract so I have to stick wit it even though i hate it. So i changed the locks on my bedroom door and closet so that he cannot enter my room or my closet. but i think your landlord is too extreme and has taken his limit too far. My landlord will not enter my room without my permission b/c i've been home before and he'll just leave notes or letters on the counter when he enters. If i were you, i'd ask him why or ask someone who's experienced in rentals to see if that's even legal to enter someone's place without permission. Here in my area, landlord's aren't suppose to enter a tenant's house without the tenan'ts permission. Its illegal here for landlords just to enter a house. I know i'm contradictin myself but, since i trust my landlord, i don't mind if he enters my apartment to leave notices or something. But if your landlord don't respect you, i'd wouldn't even respect him back.

They dont usually do inspections unless they have reasons to... like if they suspect something you shouldnt be doing. Or if you are getting a lot of complaints about parties or something. Of if they think you have an animal and your agreement isnt set to have an animal... that kinda thing... i have never had an inspection in all the places i have lived, except for when i moved out.

Have you checked with the other residents to see if they are getting as many inspections as you are? If not, it sounds too creepy and might even be a police matter. There is no possible justification for checking the closets, or even the bedroom at all since there are no appliances in there.
