In the United States, some architects try to get as much as 15% if they include construction management services and commit to completion targets. They may present such a figure as if it is a set amount, but it is ALWAYS negotiable, and you can always go to a different firm.
If the architect simply designs, assists with permits, and hires subs but makes the client manage details, expect a figure closer to 10% of project costs or even less.
If you have clear ideas yourself, you are better off bringing some rough sketches to the architect and hiring him to AutoCAD them and stamp them for a particular municipality (since codes vary). That should cost between $500 and $5000 depending on the complexity of the structure and how complete your drafted sketches were.
In practice, most clients choose a builder and contract with him for everything. The builder then hires the architect. Unfortunately many builders cheat their architects, and buying a home does not entitle the homeowner to a set of plans. |

Hey here's a great idea... WE build million $$$$ homes. Just so you know this is a secret. DO NOT hire an architect.
We had one for a few years we dealt with.. He was giving us a break when we finally had him draw up plans for our own home. $10,000... was his starting fee. Nice friend right? Wrong.
WE decided to cut a deal with the lumber supplier... THey are giving us a break on all of our lumber if we use there Draftman to design the house. He came up with the most gorgeous house I have ever seen... 13,000 Sq ft 6 car garage, drive in basement.. two complete master suites etc...... for a whopping $2,500... THese are sealed plans.
THis is the route we are going to take from now on. So go check out the lumber company near you. If they wont deal with the public , some don't. ask them to point you in the right direction. Either way they want YOU to spend money at their place.

Architect's professional fees are based on what type of structure are you going to design, whether it be a residential, commercial, industrial, etc. type of structure. Range of fees on a residential building... e.g. a house is 10% of the total construction cost, excluding the lot of course. The bigger the project the smaller percentage your fee is. If you studied bachelor of science in Architecture there is a part of the whole course wherein they teach you to compute for material cost and labor cost of the entire design that you made. Your fees will be based on that computations. An article regarding professional fees and schedule of payments are also provided in your Building Laws. By the way, are you a registered architect or just doing the drawings? |

That depends on how much work the project really is. The heavier the page, the more expensive the job. I do not know how much Arquitects charge in USA. In my country they charge between 7-10% of the project cost. |
