First of all, buying a home is harder now with the market slowing down and we had predatory mortgage lenders out there for so many years. We now have more houses in foreclosure than ever.
A good mortgage BROKER will shop around to try to gain you a pre-approval. Never lie about anything because it'll just cost you in the end. A good MBroker will also help you fix your credit or establish it so that you can move forward. If it took you years to ruin your credit, don't expect an over-night fix.
I suggest strongly using an MBroker over a MBanker because they have the option of going to and negotiating with more banks.
I often use CountryWide Home Loans or WellsFargo for helping people buy a home.
Also, find a good RE Agent and they can direct you to good MB's in your area which will help you get the ball rolling.

The best advice is to not apply until you are ready.
Fix your credit, establish his.
If you do find a lender who will give you a mortgage, the terms and interest rate will not be favorable. And you will be setting yourselves up for more problems.
Please, please do not go forward until you get back on track. |

Bank of America has a no closing cost loan available now, but your interest rate will probably be pretty high, since your credit is bad. Perhaps you should wait a year. On time rent and utilities show up on a credit check too, so in a year, if you haven't defaulted on anything, you will probably have better luck. |
