What is the best way for a first time buyer with a regular job, to get on the property ladder?
It seems to be out of reach for most young people nowadays. Most houses around the areas I live are over £90,000! If I'm earning £14,000, with student debts hanging over my head am I ever gonna be able to buy a house.

Mortgage first, but buy the worst house in the best street you can afford and do it up slowly; you will be living in dreadful conditions for a while but its worth it. Look for an area that is up and coming as close as you can to an established area, look for skips outside other house, cafes, bars opening up. Try and look for a small community even if it is within a big city

Club together with a friend or 2 or more depending on size of property and talk to a mortgage provider.

The lenders are much more open to the idea of shared property ownership / mortgages now.

Result should be that all incomes are totalled and mortgage amount based on combined income.

You would need to draw up some sort of legally binding document that defines what happens in various circumstances, such as death, dispute etc.

you should be able to get a £45k mortgage easily. If you buy-in with a friend you can get a mortgage between you until you are in a position to buy on your own in a few years.

The buy the worst house in the best street is v good idea as someone else has said.

Depending on what type of job you do you may be eligible for a shared ownership type of scheme, do a search on the net to find out more.
