ask a real estate agent if they know of and foreclosures, some of them get a list. The liens, you will have to go the the housing dept for when they are going to auction them off. |

Watch foreclosure postings. They are a matter of public record. Contact the homeowners. Find out if the loan is FHA or VA. Both offer "short sales", which is the lenders accepting less than what is owed on a property. There are specific guidelines but both could result in getting a property for 12 to 18 percent under market value. |

lien sales are tricky as are foreclosures, id start off looking at parcels that have been on the market a long time, alittle run down, being sold out of an estate people have moved far away etc. |

First find a reputable realtor and ask him/her to find foreclosures or bank repos in the area you are interested in. Lien sales don't usually end up in you owning the home, plus for most you have to wait a minimum of 3 years before you can lay claim to the house and then depending on the state you are in you would have to have 100% vested interest in that property anything less and a judge won't be quick to hand over the deed or evict the tenants. In my experience sheriff sales could net you a house, but if the mortgage giver (bank or company that gave loan) is present at the auction they will pump up the bid until they either get the amount they want for the house/property or get the property.
As for other suggestions - Look for houses that have been on the market for a while. People become desperate after a while and will be more willing to work with you on the price or other things (paying closing costs, home warranty, etc.) Hope this helps. |
