QNA | What is the best way to find properties in foreclosure? |
Is there an online searchable database?
How do you find the properties that you can buy directly from the bank?
And, when you find something you want, how do you make sure that you get the best price for the property? |

Hello,
I'm an expert user on foreclosures and I always use a website to find the best foreclosures. There you can search by city, zip code or anything you want.
You can try some of sites that I like:
http://www.foreclosurelistings.com
http://www.foreclosurerepos.com
http://www.foreclosure.com
These are the sites that I like. Try to sign-up on them and find the best home for you.
Best regards. |

Banks do not directly sell homes, you need to contact a real estate agent. |

visit the banks in the area you want to buy the property. ask them if they have any houses they want to dispose of. they will be happy to give you their list.
look for for sale signs that say bank owned. or short sale.
the banks will sell you the property directly. have the property inspected by a qualified person to make sure there are no problems such as roof repair, plumbing, electric, or foundation problems. a good contractor can do this for you for a price. it is well worth the money so you know what condition the property is in. the best price for the property is what the market will bear. you can ask the contractor this question. he is the expert. good luck |

GET A REALTOR - it's free to you as a buyer - the realtor can get the bank to pay your title and closing costs and make sure you dont' get screwed - they can also do comps to make sure you arent' overpaying for it etc. DO NOT buy one of these properties on your own otherwise you'll be back in here asking us how to save you from something in your purchase that wouldnt' have happend if you'd had a REALTOR
Everybody thinks they can buy one on their own - trust me - that's a nightmare if you don't know the logistics! The bank isn't your friend - they will try to screw you - have the Realtor be your watchdog sot to speak |

By law they must be posted at your County Recorders Office. They are free for you to view. The problem is that you must pay cash at the foreclosure auction. That is why no one ever bids.. |
