Additional Details OK people,
I live in South Carolina and make $45,000 a year. I could save about $2,000 a year with no problem and can afford a $1,000 a month payment for a home with no trouble. However, I can't afford to stick back $1,000 a month now because I am having to pay my rent for my current place now. So, I would appreciate any other advice other than, "save it."

well, you can't borrow it so start saving - that's how everyone else does it - if you don;t have any money for a down payment, perhaps you should be looking at cheaper houses that don't need 30,000 down, because you probably can;t afford that size of a mortgage either if you have nothing saved |

A mortgage company will not lend to you if you have to borrow the down payment. You can get a gift from a family member or your employer- or cash out a 401k- |

Okay, since the two obvious ones of "Make more" and "spend less" don't work for you, there are a few ways.
One is to find a truly "motivated seller". You can often do this with "for sale by owner" types. See if they'd be willing to carry the financing for a few years. There are two broad ways to do this. One is a Lease with Option to Purchase, in which you draw up a contract where you pay them rent for up to a set length of time, and have the right to buy at a specific price. The rent you pay may or may not apply to the down payment, the contract has to state so if it does, though. The other is a sale with seller financing. Usually this situation requires that you get permanent regular financing in a set number of years, two, three, five, whatever works for the two of you. The idea is that during that time, you can save up the required down payment, which will possibly be less since you walk in with equity. |
