What is the better choice? All opinions appreciated please!!?
I asked this yesterday, but I guess I did not explain it well enough to get the answers I wanted. My husband & I are a military family. We have 2 kids aged 4 and 1. We live on a post, but have the ability to move off post. We have found 3 places that we are trying to choose from. We want to know which is the better choice? We will only be renting for a year because after that we are leaving this state. So rent-to-own or buying a house is not an option. Here are the choices:

House:
3 bedroom
2 bath
new appliances
$680 a month

Duplex:
3 bedroom
2 bath
never been lived in - new everything
2 car garage
$750 a month

Doublewide:
3 bedroom
2 bath
$655 a month

And if anyone can tell me what to expect to pay for utilities (electric, gas, water) a month that would be appreciated - being we've never had to pay them before. Thanks.

To the answer about living on post - we get $828 a month for BAH - the sh*tty townhouse we live in with water damaged floors and duct tape on the seals to keep ants out is not worth $828. We could live in something nicer for much cheaper, and after utilities still have money left over. And living next to people in the same situation doesnt matter either because we have no one around us but one family and they are older and dont really associate with us. Also, my hometown is 30 minutes away so I dont need strangers I have my family nearby.

Avoid Duplex, as it is very difficult to maintain the same.

You shall be paying for utilities (electric, gas, water), more or less, almost the same, each month, depending upon you make use of each utilitiy.

I think the house sounds the best. I mean, does it really matter that the duplex has never been lived in? Of course, it has the garage but like you said, you'll only be renting for a year.. so I'd say take the house or doublewide... why not save money since it's just temporary? Also, does the double wide come w/appliances? If not, the house is definitely the better choice. I guess it depends on how important a garage is to you. To me, a garage is not worth 70-95 extra dollars a month, especially when you have young kids to care for. I don't think the fact that the duplex has never been lived in is even important, it's a rent house!

take the house or doublewide since your only going to be in it a year.im sure the house has a yard for the little ones and doublewide probably does to.a townhouse is still an apartment really.when you get ready to buy get a new home but right now consider all your doing is paying the owners cost for construction.

Well, the duplex sounds the best (but it depends on your finances). I live in a 2 bedroom, 1 bath, with washer/dryer, dishwasher etc. My electric (w/ central AC) runs about $80 in summer, 60 in winter. My water/sewer is around $30. I don't have gas.

I would go for the house. My husband was in the military and I understand living on base. They take all of your BAH if you live on base, so find something less then your BAH out in town. This way you have a little extra cash. The house is in the medium price range and has new appliances. Its not the absolute best, but it sounds pretty good. The more money you save on rent, the more you can put away to buy your own house.

You might well be able to filter down your choices by asking yourself a few questions. Do you like all the properties equally? Is cost an issue? Are all properties equally conveniently located? Have you evaluated all of your potential neighbours? How is the parking? How is the noise level of nearby traffic? Is there a park nearby for the kids to play in? Is your landlord/landlady willing to sign your family for a one-year lease? What are your opinions of your potential landlord/landlady?

With that said, I would suggest that you consider the place which best suits your current and future needs (over the year ahead). The fact that jumps to my mind immediately is that your kids are quite young and you will likely need some space for them to play with toys (plus you to store them afterwards without constantly tripping over them ...). Therefore, I would probably choose the house which should be more spacious than the doublewide but not as expensive as the duplex.

My husband used to be in the military and I found that living on base is best. They take your BAH but they cover all of your utilities. Also it's gonna put your husband closer to work so he will have less of a commute and fight less traffic.
It can also be easier adjusting to military life if you live next to other families that are going through the same things your are.

Hi;

Being ex-Army; I will tell you what I would look at before making a choice.
First, does it snow where you are stationed? If so then the garage make be worth the extra money.
Second, travel time to post for work and PX exchange and all the other things you will be running back and forth for.
Third, utilities, call the local gas, eletric company and give then the property address's and they can pull the old record and tell you what each place should cost based on the last people who lived there. They can't tell you if it was 1 person who never turned on the lights or the heat but it will give you a good baseline to compare property to property.
Forth; square footage, you didn't mention how big each place was or what had a yard or not. Parks close by for kids?
Lastly, just because you get XXX dollars for off post housing does NOT mean that you need to spend all of it on rent. Most people spend it all on rent and then run short because of other bills and gas running back and forth from post. Since this is your first rent house, try to pay less in rent and see if you can make a profit by moving and not just getting the biggest house you think you can afford.
