I would say one of the most important things to know is the condition of the building and mechanicals (furnace, water heater, etc) in the house. A thorough home inspection will point out any issues that would need to be taken care of prior to buying ans let you know what things may need attention in the near future.
You really do not want to buy a house and then be surprised by expensive repairs. |

Being an informed buyer takes significant experience or reading/studying... To try to condense so much needed information into one tip is too difficult.
So I will recommend 3 tips:
1) Shop around for a lender and pay specific attention to the good faith estimate (make sure that it reflects all charges and the approximate rate that you were quoted) - do not submit to pressure. Make a budget prior to beginning your search to ensure that you have an accurate picture of your expenses and what you can afford including Principal, Interest, Taxes, and Insurance; maintenance; increases in payments due to ARM increases; utilities, etc.
2) Hire a helpful and aggressive realtor to negotiate good terms for your contract and ensure that all inspections are complete and contingencies are recommended
3) Get a long-term mortgage that will take you a long time to pay-off and use the savings on your payment to increase your investments and use your mortgage to increase your wealth |

First of all know your creditworthiness. A good credit will spell out the difference on the monthly mortgage payments you are going to make. That is for your part. For the part of the house, always think LOCATION, LOCATION, LOCATION. Good neighborhood and good schools within your zone will help a lot in increasing the value of your home. |

look long term. stretching yourself in this soft market is fine... make a that "long" term commitment- if this is a spec house, then make sure that if life goes south it's a place you could make home until you straightened things out.
in terms of pure selection- it truly is all about location. as most of us have already said- there are too many questions we'd have to ask you to answer your question (preferences and purpose for buying). good luck and... TAKE YOUR TIME. : ) |

Be sure your income is enough to withstand years of finance charges if your buying through a home loan. Have the home inspected by a certified home inspector to make sure you are not buying a house full of problems that can come back to haunt you. Be sure this is what you want where you want it.
