Theres a 22 year old Mexican Kid who has been in the business 4 years, ever since he was 18. He is the top producer closing 70 deals per year the last 3 years and he does little advertising. The second guy is doing about 60, he is a white older man who has been in the business for over 30 years and spends half of his budget on advertising and publicity.
What is this kid doing???? He is only 22, he is about 6 feet tall, looks white, but sound Mexican American. He has one assistant, while the second top producer has a team of like 10 agents.
Everybody else is only closing the usual 5-15 per year and working their buts off. |

When I bought my house I used a real sharp agent. He did not advertise houses, although he did advertise his face on Public Transit Benches.
I asked him why I did not see any houses listed with him in the local newspaper saturday houses section.
He replied, because he did not study advertising, he studied real estate. Advertising is for people who want to advertise houses, he only wanted to negotiate house transactions and that is what he did for me.
Very well I might add. He went into a meeting with a reasonable offer and sat at the table for 7 and 3/4 hours until they gave in. He got them to accept exactly the offer that he walked in with. |

He may have a silver tongue in his mouth. Most people buying houses today are the younger working adults and they may feel more comfortable with him a "peer" than they would with an older person. He has both markets covered if he speaks Spanish an English or maybe he has the right contacts on the financing to get people in a home.Like a car lot they will get you financing with out you leaving the building, maybe he has a good connection with that .Convenience is a top seller. |

Could be any of a number of things or combination.
Because he is Mexican, he may be doing very well with the spanish speaking market. It may be his special target market. He might serve it well or not so well, but because he makes his effort there, it's rewarded.
He could have a huge network of referrals from family and friends.
He may be the real estate equivalent of a missionary, able to convert the heathen renters to becoming buying converts.
He may also be telling stories that are too good to be true in order to secure clients.
I've seen all of the above. It could also be a combination of them. |
