There is such thing as squatters rights... when squatters have entered a building then they cannot be evicted without a court order, they can also decline to admit access to the police or anyone else they choose. The squatters will usually be summoned to court withn 2 weeks.
However if the person caused damage to the building and 'broke in' then they can be arrested for breaking and entering and can be removed from the building.
If a person squats a building for 12 years then it becomes that persons property. |

none in England since that last law change came along with assured shorthold tennancies. although you need a court order to evict them its guaranteed to be granted if the are squatting.
if they broke into the property they can be arrested and removed by the police without court order |

What country are you asking about. In the USA there is no such thing as squatters rights (at least not short term, without other requirements). Anyone using property without permission who is advised to leave and doesn't, can be arrested/removed for treaspassing. There are landlord/tenant laws for eviction, but that assumes that you had permission to live there.
There is something called "adverse possession". That involves living on or farming property as your own "without permission" for a specified number of years (which varies from 5 to 20 years by state) and usually requires paying property taxes on the property. If you meet all the requirements you could get quiet title. But that typically only happens if someone believes they own the property (color of title) or someone totally abandons the property, and does not apply to government owned land.
Each state has its own way of taking back or selling property with unpaid property taxes. |

Squatters do have limited rights and usually have to be evicted. Laws vary from state to state. It's not usually too difficult to get an order to get them out.
It is true that if someone manages to stay somewhere undetected for a certain number of years, they have more rights and can claim the property as their own. It's 20 years in my state, and includes land.
In my state, if I owned 1,000 acres of land and moved away and never checked the land, then came back to find a mobile home (or any home) had been on my land and they could prove they had been there for 20 years, they could claim a piece of my land as theirs, and get a right of way to get 'home."
People should always watch their properties and remove those that don't have a right to be there...before they gain the right. that would be a bitter pill to swallow! |

Well if you somehow manage to stay in an empty property undetected for 12 years i think you can claim it.
Otherwise all the landlord/owner has to do is call bailiffs around and they can chuck you out. |
