This depends somewhat on the rental company and what criteria they use.
The most commonly used criteria is income and credit. Many companies are adding criminal backgrounds and rental references too.
Companies using income as a criteria have a formula. Typically something like one weeks gross income (before taxes) must be equal to or greater than 80% of one month's rent. They may also ask for permission to contact your employer directly to verify this, not just accept check stubs.
Companies using credit reports as a criteria look at a variety of things. One is your credit score. They normally pick a score that they feel comfortable with the associated risk. If you're above, great, if you're below, no go. The same with your debt to income ratio. They can also use this to look for previous landlords you owe money to. This is a real negative. Another real negative for most rental companies is to see a mortgage.
Companies can also use a rental reference as a criteria. In this case, they contact your previous landlords and ask a set of questions that help them determine what kind of tenant you will be. Think of this much like an employer reference.
Last, but not least, are criminal background checks. Depending on how strict the company is, what they will allow here. Most commonly violent, sexual or drug related offenses will cause you to be declined. They may also decline for theft, burglary, etc.
All rental companies, under the equal housing laws are required to apply their criteria equally to any and all applicants. They are also required to tell you upfront which criteria they will be considering. |
