6. Really importantly though, you must tell people the truth about the house they're trying to sell. If it smells, if it's untidy, if it's a real dump, if it needs a major overhaul...be brutal. Tell them. They'll hate you at first, but they'll love you for selling their heap of junk for top dollar.

A good estate agent will keep vendors informed of how the marketing of a property is going, number of website hits, number of viewings, feedback from viewers about their property etc.
They will vet applicants to ascertain if they are in a position to buy.
They will keep in regular contact with applicants sending them details of any new properties that match their requirements.
They will organise and conduct viewings.
They will try and negotiate the best price for the proerty when an offer is made.
When an offer has been accepted they will find out how long the chain is, chase the solicitors and generally help smooth the way to a quick completion.
The key to a good estate agent is keeping all the parties involved in a house purchase/sale informed of what is going on. Good communication is vital.
People think estate agents earn loads of money for doing very little. Not true!! Most people think this because the estate agent they've dealt with didn't keep them informed of what they have been doing.
