I got out of a lease 5 months early just by finding someone else to immediately move in after i moved out. It wasnt sub-leasing cause i was completely cleared of my legal liability of the apartment, and the new tenant signed a completely new lease. As long as the apartment complex isnt losing money, sometimes they will work with you.

Generally not easy. You would need to find a clause in the lease which the landlord violated. If you carefully read your lease, you will discover that 90+% of the language contained therein details the responsibilities of the tenant, with precious little being directed at the landlord. As well, if there are issues which violate local housing codes and regulations, that may also provide a legal reason for termination of the lease.

There's only two ways to get out of a lease that I'm aware of. First is if both the landlord and tenant agree to early termination of the lease. Best to get signed, written confirmation of this. Second is if either landlord or tenant violates any terms written into the lease. A lease is a contract that sets out obligations for each of the parties. Both sides must do their part to keep the lease intact. If one fails to do so the other can nullify the lease.

Depends on the language of the lease, find something that you can break that won't hold you liable for the full term of the lease, or talk to whoever holds the lease and give them a good sob story and ask for an early termination, if you are willing to stay until it is rented then in most cases you can get an early release.

It varies quite a bit from state to state and then from lease to lease. What state are you in? Why do you want to leave? Have you read your lease recently? Typically, if your apartment is not in safe, liveable condition, the landlord has been properly notified (in writing, with date, proof of receipt, etc.), and she has not responded in a reasonable amount of time, you can split. Even then, it's hard to do if they want to fight you. Your best bet will probably be to go talk the situation out with your manager. If the building is full, the manager may find it easy to re-rent your unit.

If they are in the millitary - only if there is a clause. Otherwise there is a termination fee. At least in Virginia.
