Our rent is do on the 1st of november. My husband lost his job and just now got another one at this other place. He started on Monday for his training, but we have NO money at all whatsoever. I'm trying to sell stuff, but we really have nothing to sell. we also have a 5 week old little girl, I don't want to winde up living with someone. I agree with the posts below. I've been in property management forever, and if we had someone that always paid on time, then we would cut them a break and let them pay late if they told us in advance. They may just make you pay late fees as well. They will not file for eviction until the 15th of the month. So you hava couple of weeks. Just make sure you make your landlord is aware of the situation. If you've had a good rental history, being late once is not a huge deal when looking for other places in the long run. You should really be contacting your Landlord. Explain the situation and ask for delay in rental payment. If your rental payment history was and is good there shouldn't be any reason why your Landlord declines your request. Good luck! |

I think the landlord would understand if you have stayed current before. You may apply for food stamps and medicaid, especially with the child. There are also food banks till you get back on your feet. I understand...........xx |

I would talk to your landlord and explain the situation. If you have been on time in the past they will probably work something out with you. I don't know when your husband will get his first paycheck, but maybe you can see if you can pay half of the rent when he gets his first check and go from there.
I have had the same problem and it so stressful.
You might also want to check with your church or Catholic Charities, sometimes they can help or tell you where to get help. You should also qualify for Wic for the baby. Good luck. |

talk to your landlord and explain to them what has happened and your husband has found new work but it will be a couple of weeks till he will have the rent..in the meantime while selling the diaper bag..also sell your computer....a roof over your head is more important then anything else |

Landlord (above) is right. As long as you tell your landlord in advance (like now), and you will have income coming in, you should be able to slide for a week or two. |

You are advised to consult with you landlord, explaining the circumstances involved. In many cases, landlords will work with such situations as long as they are assured that you will continue to make timely rent payments. If hubby's new job will not make enough money to catch up with all your expenses including rent, you can try asking further for payment leniency.

My friend owns rental property and when a situation like yours comes up he is usually very flexible. But, the key is to talk to your landlord - now! His problem is not the late rent, it's that the tenant(s) do not call to make arrangements. So, the sooner you speak with your landlord the easier it will be to set up a payment plan for November's rent. Even though it can be difficult to approach the subject, the sooner you do the better it will be. Good luck! |

You need to call your landlord with a plan.
Dont just call them and state the above because in reality that is your issue not his. He just wants to know how the rent is being paid. He has a mortgage to cover.
You will get alot farther letting your landlord know that you value your credit history and that you will be able to pay half on this date, and the rest on this date....or something each week and the rest with next months rent etc... Show him you have a plan.
If he knows your working on it ......and have a plan.......he will likely avoid eviction as it is costly.
Then you need to apply for whatever aid you can get to tie you over.
You might need to consider the idea that living with someone maybe smarter than what your doing right now. I know things happen but when things do happen you need to be prepared to act so that you dont ruin your rental history.
Maybe, if you move immediately and left the place is clean undamaged shape and forfeited the deposit .......your landlord would understand and cut you some slack.

They should be willing to work with you if you've been good tenants.
Can you borrow from friends or relatives until he gets his check. Do you have a job?
They usually give a grace period until the 3rd of the month. . then you may have to pay a small late fee. . .
They usually don't start the eviction until at least the half month mark, and unless you are 30 days or more past due. . .
they cant put it on your credit anyway.
Read your lease and get acquainted with rental laws.
go check out some 'basic law books' at your library. For the everyday person. . . |

Call the Landlord, just like everyone else has said. Honesty is the best policy. And hopefully he's a person just like everyone else with troubles and triumphs and will understand. Everyone needs a break once in awhile. |

As long as you have made good payments in the past, then you should be able to contact your landlord NOW, and explain your situation. Will your hubby's next check cover the rent? If not, explain you will pay a portion when he gets paid, and the rest with the next rent check.
In the meanwhile, you should be contacting local churches and government agencies like community action agency to see if they will pay one month's rent for you. Sometimes, organizations like this will help you with rent or a utility 1 or 2 times max! Call your local welfare office, and ask them if they know of such source.
Congrats on the new baby. I hope your hubby is making enough to cover expenses such as rent or you will find yourself in a very stressful situation. If you do not have a job on reserve, I suggest you start looking soon. I know baby needs mommy, but mommy needs money to support baby.
You guys have got to put your heads together and work something else after you call the landlord, because that is the EASY part. You need to make it work and he needs to work two jobs or you need to get a job, cause you have a new baby, and you can't pay rent. This is a wake up call. Call your landlord. Then do whatever you must as a mother to get it together to keep the family in stable condition. |
