What should a put in a letter to decline someones offer on our home?
We are selling privately and some people gave us a offer for our house that is outragous, 36,000.00 less than our asking price. When our house is FMV. We were asking 209,000.00
They stated reasons of deficiencies as the cause and it is to bring house up to code.
Which is NOT a issue. House is totally to code but they want a new electrial panel and wiring not old re-done in 1987, furanace repositioning when we just installed 3 months ago, (was installed by professionals) getting crawl space insulated, furnace blows in so it's not really nessisary, walls and ceiling getting insulated all things that would be elective and not to bring to code.
So basically they want us to pay for everything they want to do the house, things we have choosed not to do since they ARENT issues! So it was a very agorant offer.
Do I state reasons for rejection of offer, and state that apon receiving a serious reasonable offer we will continue talk with them? I dont want my time wasted.
Additional Details
We live in the best area of town, house is older 1950 but has been kept up, newly renovated throughout.
We have priced our house to sell as other homes at the moment have sold for more that arent up to date.

They sound like buyers who never be happy anyway, you would never get this closed in a fair manor.

I would just write "Rejected", sign and date it. When you buy and sell via agents no explainations are given, you just check off "Rejected" and go on with your life.

You are selling privately, they gave you a low ball offer. You have to expect people in this market to do such. This is just business for people, they are trying to get the home for the cheapest possible. I wouldn't completely ignore the offer, but maybe you have so many other offers that you can.

My response to their offer would no response. I would not send them a letter, I would not comeback with a counter offer.

My reply would be my silence.

You dont' have to decline the offer and state why, not signing their offer contract is a rejection of offer. You can try countering back and see what happens. If you aren't willing to do those things the counteroffer will probably make them walk away from the table.

depending on how bad you want to sell, you might make a counter offer. It seems to me that these people want a bargain at your expense.

"Ryan" is right on the money (so to speak).
Don't make it personal. If you do not want to accept, then don't. Say "we respectfully decline your offer" and leave it at that. If you don't have others clamoring to make an offer, you can always make a counter-offer. That is what this is all about, isn't it? Not about feelings, but about numbers. Then move on.

If all that you've written is true, don't respond at all.

When they contact you again to ask what your response to their offer is, just say "Oh! You were serious!?"

You do not have to answer their offer. I would give them a counter offer of $1000 less than your asking price.

If they do not take it, forget them.

Generally, an offer within 10% of your asking price is considered reasonable - that doesn't mean that you need to accept it, it just means that you shouldn't be insulted. This offer, assuming that your home isn't horribly overpriced, is a little insulting.

That being said, you probably don't want to totally alienate these people. They are trying to bargain to get the best price. Politely say that their offer isn't even in the ballpark, but thanks anyway. They are lowballing you and may come back with a more reasonably offer.

If they offer within 10% of your asking price, then it's time to counteroffer, in my opinion.

You can flat reject the offer & don't have to give any justification for doing so.

If they came in this nit-picky on their first offer, wait till they do their home inspection. They will have a whole new list of demands.

Decline & wait for another buyer.
