Between sprint and summer (just before summer starts). Never sell you house in winter, even though they will say its a good idea. Government statistics in the UK and South Africa all state that house offers and sales are higher as the summer approaches. Its actually very logical, people are happier to move into a house when the evenings are lighter and happier to view house when you can appreciate the light inside and how the garden looks. Imagine viewing a house at 5.00pm on winters day when its raining and dull as apposed to 5.00pm on a barmy spring evening when the windows are open and the garden is in bloom. |

The price you will get for your property is nearly always relative to the price of the property you intend to buy.
The best time to sell is when you see something you relay want to buy, if you are happy with the price you receive yours and you can afford the one you are buying, that is the time to sell. |

Statistics are bunk.
There are fewer buyers in the winter but there also much fewer sellers. The buyers in the winter are serious, they need to buy and move right then.
We often can't time the "perfect" season to sell a house anyway. We also can't control when five other houses will suddenly put a sign up. We can't control the interest rates or the local job situation. We can't control the news about school test scores or crime rates.
The important things about home value that you have control over:
1 having home and yard show ready before first person walks in.
2 pricing the home correctly- if you price it to low you are walking away from cash. If you price it to high the right buyers never even see your home and when you eventually lower your price you will be depressed and your buyer will know it has been on the market for months.
3 List your home with a good Realtor.
4 Have it ready to show at all times. A barking dog, a tricky alarm system, misbehaving children or a narrow allowed showing time will take agents thoughts away from selling your house. |
