What tips to sell a house quickly?
Want to avoid going through a realtor, lots of pretty land in country (though not so pretty in winter) - house is small - also, how can small cracks in the walls be covered?

The number one answer is PRICE IT RIGHT. You can add all the paint you want etc.. but if your house isn't priced right, it will never sell. Second is work with a Realtor. They have marketing skills the average home owner does not have access to.

The best tip? Price your house correctly. If you know real estate, then go without a Realtor. If not, it will be worth your time to use a professional.

Next best tip: Advertise. Let people know your house is for sale! Can you believe I get clients that don't want to put a "for sale" sign in their yard so the neighbors won't know? Weird but true...

Depends on what caused the cracks. Hiding a known defect in a property is unethical and can land you in some hot water if an inspector reveals the defect. If it is due to normal settling or bad tape joints, then use joint compound.

Spackle the cracks and then repaint the walls. Empty the house to help "stage" the area. Make the home unique for your area (neutral paints, clean carpets, moldings?). Empty out the closets, make people look and see how "big" the storage areas are. And most important, before anyone comes over, bake cookies...the smell makes people think of "home", like maybe the one they want to buy.

I's say to paint the whole interior white, or neutral color.

As far as the cracks; are they inside? If so; spackle and sand them. Then prime/paint.

It all depends on how much you are willing to invest. First of all, since you mentioned that it is a small home, try to free up as much space as possible. Store away all furniture, wall decorations, or anything that is not currently being used. This will make your home look spacier. Cracks can be covered by using any drywall repair you can find at your local hardware store. It may be a good idea to paint the interior white. This gives a spacey illusion. Make sure any carpet in your home is clean and any repairs are made before showing your home. Finally Price your home at a reasonable but fair price and then advertise by using your local newspapers, signs, etc.

5. Price it correctly. So many FSBO homes are over-priced!
6. Be ready to be flexible when negotiating price. Buyers will know you're not working with an agent, and will automatically discount their bids since you are saving on the commission.

8. Make sure buyers are pre-approved. Know the difference between a pre-qual letter, a pre-approval letter, and a commitment letter and when each is used.

Ask two real estate agents to do a Comparitive Market Analysis for you. They will give you an idea and tell you what they would do. If you don't sell it yourself you will have an idea who you would use. They won't charge you and hope to get your business. A big percent of do it yourselfers wind up with an agent.

If you price it right, you will sell it fast. Buyers are pretty smart about what they should be paying these days. Without a Realtor, you might have a tough time pricing it. What if you price too low? Ouch! Too high? You won't sell it. The first few prospective buyers are the best. After that, they are sluggish.

Cover the cracks with drywall compound, or get a tube of caulk and a rubber glove or plastic baggie, take some caulk and smooth it in the crack. Then paint it if you have a lot of cracks.

If you sell it really cheap, you'll probably get rid of it fast. Advertise in the free online advertisements in your area. Put up flyers around the area (with a picture if possible),

We're trying to sell a crappy house for less than 10,000, it's got public water, sewage, everything hooked up and working and is near town. Haven't sold it yet, why? Because the people who want to buy it don't have money, and those who have money don't want it. It's near a poor dumb hick town.

Beware of those who want 'rent to own', make SURE to get a written contract if you do that.

You can also use mirrors to make the place look bigger.
