Wednesday | What to ask the estate agent? |
i am viewing a house today for the first time. What are the crucial questions to ask?
Is there anything important I should take into account when on a house viewing and dealing with an estate agent, apart from the obvious? |

remember he is going to try and sell you the house, so take all his comments with a pinch of salt.
I would check for signs of damp in the walls, check the water is nice and hot (and quality of boiler), look for stains under the radiators in case they have been leaking, quality of the wiring (plug sockets etc), try and find out how sound proof the walls are (nothing worse that hearing your neighbours clearly).
Also don't be afraid to knock on neighbours doors and tell them you are thinking of moving to the street, is it a nice place to live?
Remember when you make an offer you can always offer more, but never less. You could surprise yourself and get a bargain. I think estate agents always put houses up for sale around £8k over value, so I would always start off with an initial offer of around £20k below asking price. |

I'm an estate agent. Firstly, the guy's there to get your money off you. Keep that at the forefront of your mind. Crucial questions to ask are things like council tax bands, are there any other OFFICIAL notes of interest on the property, has the property been surveyed recently and if so by whom. It's possible to obatin a transcript of a previous survey at a fraction of the cost of intructing one yourself.
Don't be afraid to grill the agent about anything. |

The disclosure should answer most of your questions about the house itself.
I assume you are seeing it with your buyers representative and not the listing agent? If not, I highly recommend you have your own representation. If you are currently working with a buyers agent they can be your best guidance. |

Have a good look around and try to see it from a non-personal point of view. As anything that you may be unsure of, it may also help to ask the Agent, what may be included in the sale, what the vendor is doing and why they want to sell, would the vendor consider an offer and anything else that you're not sure of. remember that the agent probably won't know, but if they do, then they are bound by a law called the Property Misdescriptions Act and it means that they cannot lie or mislead anyone about a property. |

You need to ask about things like council tax and bills (for budgeting). Any problems they've had with the property and neighbours. Any repairs they've had done (can they provide guarantees?). Parking (if you have a car). Rubbish collection, local schools, parks, shops etc....
As for dealing with an estate agent, remember they are on the side of the person selling the house (that's where they make their money!). |

Ask if the loft is insulated as this can affect the heating?
Any planned alterations on neighbouring properties?
Try and establish what the neighbourhood is like?
What the public transport routes are like? |

Keep in mind, a buyer's agent will work hard for you and negotiate the best deal for you!
Also, you should want to work with an experience agent, so ask for referrals or go to www.Realtor.com for agents working in your neighborhood.
Once all that is done.....
For the house viewing:
Look at the property taxes, talk to neighbors, schools, etc.,
(I think the most important is talking to neighbors.)
(I sold a home that was next door to a home of 4 big dogs.
Imagine trying to rest after a hard days work????)
Ask your agent to view Seller's Disclosures, the disclosures will have information on the property and help you ask the right question that you need to know.

Why are the people selling?
Do they have an enrgy rating certificate that shows how economically friendly the property is? This will become law in the next few years so worth asking now.
What is the area like but do not take their word for it - do some research
Do the Windows have locks, Do the doors have deadlocks.
Ask yourself what is important to you in a house and lots of questions will come from that thinking which you can ask. |

most of the estate agents i know would just lie if you bring up awkward questions anyway, they're all on commission. you're best finding someone who knows the area if possible, if not see if you can find anything online |
