What to do if tenant don't keep the house clean?????
no one do the hoovering, neither clean the toilets. its sooooo dirty that no new tenant would like to live their what to do? have told them loads of times but still no difference was made. it like even if all the tenants are chucked because of this reason there will still be a loss as it takes time to get new tenant?? I have a couple tenants that are very messy. But they pay on time. And they have been in a while. I just let it go. The cost of vacating and me cleaning and repairing exceeds my threshold for just taking the rent each month.
Tenants that pay, that do not get thrown in jail, physically damage the place, or sneak animals in are hard to find. I let the messy ones go.
Now if they were actually damaging the place that might be different. But a porcelain toilet, as dirty as it can get, they always come clean.
You could offer a discount every now and then if they clean the place up. Like a spring cleaning discount or something. I have never done that but if it bothers you . . .

I would think that your rental contract should include a security deposit and an agreement on what the house should be like when they move out. A cleaning checklist would be a good idea too. I don't know what you should do if you do not have some kind of agreement already in place.

But as a fairly clean renter, I would be insulted with the landlord coming in to check out my housekeeping skills. Why do you know what the toilet looks like?

If theyre still living there, i dont know if there is much you CAN do.. If theyre gone, keep their security deposit, and clean it up yourself.. thats part of the bad side about renting out to people, sometimes you just got to eat it.

They have paid rent, the house is theirs to clean or not to clean . You should have asked for references. Just do not renew their contract when the current one comes to an end

How long will it really take to clean the toilets and carpets when the tenants leave? An hour? A day at most? What is the problem? It takes that long just to do the paperwork for the new tenant.

Wait for them to leave and then clean and rerent it.

A tenant is entitled (under the Housing Act) to "quiet enjoyment" of their property.

That means that you are entitled to check the house occasionally, provided you have given prior notice. However, you CANNOT force them to keep a property clean.

What you CAN do, however, is ensure that the property is handed back to you in the condition in which it was let out (minus "normal wear and tear", which is NOT deductible from the tenant's deposit.)

Before checking in a tenant, I normally get my rental properties professionally cleaned, and the tenants sign a condition survey confirming that they received the property in that condition. If the property is left in such a condition, I'm the one who pays for the cleaning before the next tenant moves in. If the property is left in grotty condition, they do (as required by their contract.)

The hard part is during the last month, when you or your agent are trying to show prospective tenants round a place in grotty condition. What I do in these situations is to explain that the property will be professionally cleaned PRIOR to the new tenant moving in.

In terms of cleaning -

1: Toilets are easy to clean if you know what you're doing -start with a THICK bleach left for about 30 minutes, then flush at least twice, then pour in a couple of scoops of a product containing sulfamic acid. Fernox DS-3 works well, is few quid from your plumbers merchant, and gives enough to last a few years across several properties :-)

It's IMPORTANT, however, that you flush several times between the two - sulfamic acid reacts violently with bleaches, so make sure there's no bleach left in when you add the acid.

"Thick bleach" isn't just bleach with a stodgy makeup - it's the term used to refer to a mixture of bleach and detergent. Hence you are using all three - the bleach gets rid of organic comounds, the detergent lifts fats, and the sulfamic acid gets rid of scale deposits.

2: I tend to vacuum with a "good quality" cleaner (like a Dyson) and then see whether there are stains. Makeup of all things is about the hardest to get rid of, and a job for the pros. Other than that, a simple steam using a £20 "B&Q style" steam cleaner can work surprisingly well, when combined with a standard carpet shampoo.

3: If you have carpets in toilets or bathrooms, then it's time for a refurb - you need easy-to-clean flooring in those rooms before your next tenants move in. Getting urine through the carpet onto the sub-floor is a total nightmare, since removing ureic acid from particle-board is nigh-on impossible.

If you have a security deposit keep it. If not, you take them to court after they vacate and sue for damages. There is no law that says you have to be a clean person. There should be in the contract though that when they vacate that the property be in the condition entered minus normal wear and tear.

What you could do is offer a small deduction from the rent for any existing tenant prepared to take charge of keeping the shared areas of the house clean. This person will then tend to keep the others in line in order that their work will not be undone. Ensure cleaning materials are made available to this person and give them an elevated status within the household so that they are made to feel special and important.

It seems like they are not taking you seriously for some reason. You need to let them know the situation and that they can find somewhere else to live if they don't start changing their ways. It's as simple as that, from that you can see if it's had any impression.
