refuse to rent to them and kick those jerks out immediatly, like no notice just put a notice on the door that says leagally (unless you are under a contract) they must leave by 3 pm the next day.

Most state require you to give a 3day or 5 day Pay or Quit notice . After that take the notice down to court house to file for eviction it cost around $35 . 3 weeks later you have court . By then they always move out if not a sheiff will watch as you evict them and there stuff |

You file in court for eviction based upon non-payment of rent.
Contrary to what some people on yahoo continually spout, it is against the law to simply kick someone out.
They will have to prove that the situation was extreme enough for them to withold rent. You may have to bring the exterminator along as your witness to their uncooperative behavior.
Since they contracted three other companies, are you sure there really isn't a severe infestation? That seems like an awful lot of trouble for someone to go to if they are lying. |

I agree with everything that Sharon said.
I am a property manager and I go to court with tenants at least once a month.
One other suggestion I would make is if you go to court on a non-payment case, request that the rent be put into escrow until the outcome of the case. Unfortunately, non-payment cases are not always cut and dry and occasionally can take up to several months should the tenant request a trial. At any rate, with your request to have the monthly rent directed to an escrow account (maintained by your court) your rent is there and you don't have to attempt to chase the tenants for the money should you receive a judgment in your favor.

You have to be careful. The easiest way to get somebody out is with a no-cause eviction notice. That way there is no problem for them to cure in order to continue renting from you. However, they could make a claim for retaliation. Spend the money; see a good landlord/tenant attorney. |

Kick them out. Their reason is not worth not paying rent. It would have been understandable if their child was sick and they don't have money, but for rats? They even had the money to hire 3 companies and yet they don't have the money to pay rent? If they say that they won't pay rent because the house is infested with rats, tell them that they don't HAVE to live there and that you'd be more than happy to KICK THEM OUT. |

Put rodent gas repellant in the house, but don't tell them.
Unless you did something wrong, or you refused to call an exterminator, just because there was a mouse doesn't mean they don't have to pay, and a court will side in your favor. |

Take them to housing court or small claims court. Go to your county court house and for 25.00 fill out a form. Be prepared for the tenant to make complaints to the Board of Health...a delay tactic most of the time. |
