What would I need to know before buying a house?
Im a first time home buyer and my husband and i wanna get a 3 bedroom home that is affordable
we would only be able to pay 1,000 for rent and bills is that doable

First before anything, you need to know about the house before moving in. Has it been inspected by an independent agency? Was it your choice or the owners choice? Are they reputable? Have you yourself inspected everything............. carefully? Did you flush all toilets and look in the backs? Has someone checked out the roof? Are there trees near the house(meaning possible toilet backups from tree roots)? Does the basement smell wet in any way? Have you gone to this new property when it rains, to check for leaks?
Know where the water cut offs are, fire alarms, electricity breakers. Is the outside property level? If not, why not? How about the sidewalks? Any breaks in them? Shingles? Any painting needed anywhere? Look for any bug infestation around the home(ants, roaches, mice, bees).
After all these things are complete, then do you check into affordability. You do not want to be house poor, meaning all your financial resources go to the home(mortgage, taxes, insurance, fix-ups). Have you asked the current residents to see their gas & electric bills, property tax bills, water bills, if any. Do your homework before moving, or have a large pile of cash ready in case disaster strikes after the fact.

If you're buying a home, you don't pay rent, you pay mortgage payments. And insurance. And taxes. And all the other expenses associated with home ownership.

If you can only afford a total of $1000 a month, it doesn't sound like you're ready to buy. Sorry.

well, you need to know if you can afford it first. then you need to make sure that if you need a loan you are all set up. another thing to keep in mind is not to become house bankrupt, meaning that after you buy the house make sure you can buy furniture as well.

talk to a banker and get preapproved to find out how much they will lend you, then figure how much you can afford with that. its going to depend on where you live more than anything honestly. if you live in a city with high real estate costs probably not, if you live in a small town this is easily do-able!!! I suggest you try to get a P I T I which means that your taxes and insurance will be on the same payment as your monthly mortgage so that you don't have to come up with thousands at one time each year. I don't know where you live but where I live in small town Nebraska we are eligible for several grants because of income and being a first time home buyer so ask your banker/mortgage broker about that. Also check out foreclosed homes they are usually sold as is and there isn't much room for negotiating, BUT you will get a bigger house for less money.

Remember never to go by the max if you want a good quality of life.
Best - keep it under or right at 25% of your take home pay.
Do not fall for scam loans such as variables, arms, options - stick to fixed rate for the term of the loan

Get your credit reports at
annual credit report .com
Print them out - all 3 for you and your hubby
Make sure everything is in top condition.
If you have any credit cad debt - pay it in full before applying for a mortgage.
Do not make any new loans or open new credit for at least 6 months before your mtg.
If the credit reports are immaculate get your credit score
Go back to equifax.com and pay about 15 bucks for it.
Remember, major lenders don't go by this - but it is good for you to know where you stand

Get pre-approved from any bank for a home loan.
There is no cost for this pre-approval letter.
A realtor will show you the respect you deserve with this letter.

Have 20% to avoid PMI.
PMI is nasty - it's like throwing away thousands a year - google it.
