Use a realtor. Ask friends, family for recommendations. You want someone who will walk you through all the necessary steps and whom is available to answer questions throughout the entire process.
Make sure you research your loan before you begin shopping, so you know what you can afford.
Make a list of "must haves" in your home--size, yard, view, neighborhood, etc. Then make a note of which things you are willing to adjust.
Don't allow yourself to be pressured into buying. If you get a "we need a commitment right now" attitude, walk away.
Cosmetic things can be changed. You want updated electrical and plumbing. Check the foundation, look for water leaks. Of course, you'll want a thorough inspection, which should include a termite inspection, before purchase.
Location is everything. It's easier to adapt to a house that's not perfect than to a neighborhood that isn't. |

Get your three free credit reports from www.AnnualCreditReport.com to make sure you don’t have any old debts that need to be paid & that there’s nothing on your report that shouldn’t be. If anything is wrong, get to work fixing it. Don’t take out any new lines of credit between now and the date you close on your house.
Get preapproved for a mortgage before you do anything so you’re only looking at homes you can afford.
Make a list now of what you want in a house.
Get a buyer’s agent so you’re not walking in the dark.
Get a home inspection, be present for it, and take advantage of the final walkthrough. Do also realize that no matter how clean the inspection, something in your home will break in the first few months you own it. It’s just about inevitable.
Understand that no matter how hard you try to guestimate, the cost of owning a home will still likely shock you. It’s everything from increase utilities, to property taxes & homeowner’s insurance, to the cost of maintenance & repairs. |

View the home in daylight and night time. Ask about moisture in the basement, age of the heating/cooling system. How much are the utility bills, taxes. How old is the roof and how many layers are on it. Have they ever gotten water in the basement - even a trickle. Check the attic/crawl spaces to ensure there is adequate insulation.
How much is the commission and if there is more than one agent involved what is the combine commission. Do you have a lender - check with them to get an estimate of the closing costs you are responsible for. Be specific about what characteristics you are looking for in a home so your agent doesn't waste their time - such as showing you split levels when you want a ranch style. You'll want an attorney experienced in real estate law to draft the offer and closing. |

Don't get lulled into the feeling that if you like a house, it'll still be there a week, a month or so from now while you look at every house on the market in your price range.
I have had people do this recently, thinking nothing is selling or maybe they will come down in price again or maybe the seller will be more motivated after it sits on the market for awhile or whatever the reasoning. They keep looking if by chance there is a better house/better deal out there and they miss out on a house they really should have made an offer on.
I have one couple that still refers to a house they missed as "our house." Well, it SHOULD have been, but you waited too long. |

It may be cliche but, location, location, location. Beyond that I would say, don't buy in over your head and be sure to keep some money aside for the new pieces of furniture, draperies, new pots and pans, dishes, kitcheware and other items you may want to make your life comfortable and fun. Nothing worse than adding the additional debt burden of all of the different purchases you will want to make so that you have a home instead of a house. |

After a purchase...
Always maintain you home. While you may not plan on moving, you may want to in the future. Keep you home repaired and it will retain its value. |
