1. No "Curb Appeal" in the front.
Change the front door. Needs to POP. Looks like a black hole. Maybe one with a window. Is that a room above the garage? Maybe add a window over the garage. Why is there siding there where the rest of the front is brick? Get rid of the bird bath and add flowers or shrubs or something!!!
2. Kitchen
Get rid of the dog bowls. Need the house to appeal to everyone that includes people without pets. If you watch any flipper show, you need to money into the kitchen and master bath. Those cabinets look old. Upgrade the cabinets. Add a kitchen island. Paint the walls to something neutral (not white, try mushroom). Dress up the table. Put out a full set of plates and silverware complete with candles and tablecloths and napking rings. The refridgerator looks old. Change it to side by side. Linoleum? Update to tile or pergo. The window dressings are not working for that room. Longer full length solid elegant drapes that start at the ceiling and go down to the floor. The pictures next to the door on the left are out of scale. Need larger pics.
3. Living room
Neutral matching solid slipcovers over the couch and chairs add some accent pillows. It's hard for buyers to see their living room arrangements. (you have everything on the outside borders of the room. Doesn't look cozy!!!) Pull the couch forward, closer to the fireplace. The coffee table should be a about 2 feet in front of the fireplace. Then put a higher table behind the couch and add two small lamps and a floral arrangement. Maybe add some bookshelves on the blue wall or display cabinets. Paint the walls the same color as the kitchen. Because the fireplace is white, it blends into the wall. Make this a feature!!! Dress it up. Put a large mirror on top and some topiaries. Get rid of the dinky tv stand and the blue paint! Remember to go for neutral. Add an area rug underneath the couch and coffee table to define the space. If you can, rip out all the carpet and put in hard wood or pergo all the way to the kitchen. Get rid of the wallpaper in the hallway. If you change the flooring, add a runner in the hallway. Get rid of the coat stand near the front door. Looks like you don't have enough storage.
4. Office.
Again get rid of the kennel. Put the desk in the middle of the room. The chair facing the door. The filing cabinet and shelves, facing the left wall. It should look as though this is a real office and you do business there and people come in. They wouldn't come in to a room with your back faced to them. Neutral color on the wall. Get rid of the blinds and put some scarve drapes to accent that beautiful window!!!
5. Bedroom
Terrible bed dressing. ONLY solids. Looks like an old person lives there. Again, neutral color on the walls like camel or something like a cashmere. Need a warm color on the walls. Make the buyer just want to take a nap in a beautiful room. This room does not look like a getaway. The painting over the bed is too small. The window dressing is flimsy and thin. Need bulkier thicker window dressings. The tv stand doesn't match. Just get rid of it. I would probably just keep the bed in there. Need TWO matching nightstands with TWO substantial lamps on them. Get rid of the two dressers and the full length mirror.
6. Purple room.
Get rid of the purple. TOO bold. Want to appeal to ALL BUYERS. Get rid of the corner stand. Those pillows do nothing for that futon. Place solid brown larger throw pillows down. Futon on opposite wall of closet but not directly against the wall. Take down the Betty Boop picture. Too small. Go for bigger artwork to make the room look bigger.
7. Yard
Nice yard. But is that a path down the size or is that for runoff? No privacy from 2 story home behind house. Add tree line in the back. Have a deck?
Overall cute house but you are not showing off it's potential!

I don't see anything wrong with the house - the mauve room is rather off-putting, but everything else being equal, it wouldn't stop me from buying the house.
It's pretty tough to sell any real estate right now, because peopl expect that the prices are going to fall and they want to get in at the lowest price.
Might be a good idea for her to drop the price a bit more. |

The market is not that great for selling now. However, your aunt should get more showings as the weather gets better. Her real estate agent should plan an open house within the next couple of months.
As others have mentioned, the front of the house looks pretty bare and can use some spicing up with flowers and whatnot. Many people make their decision about buying a house before they even enter so the front is very important.
The pet bowls and pet cage should be hidden during showings. I used to have my cat's litter box in a bathroom and his food/water near the kitchen. Since I've put my house on the market I made use of an unused crawl space under the stairs and moved his litter box there. I also hide his food and water in there when people come to see the home. As long as the house smells good and is vacuumed, no one will suspect a pet lives there which is a huge plus.
The dark blue wall makes the room look much smaller than it actually is. I would paint that wall the same white color as the other walls in that room.
Usually wallpaper turns me off and makes homes look old, but the wallpaper in this home isn't that bad. If your aunt has the time, energy, and/or money, she should get the wallpaper removed and also paint over the purple room with a neutral white color... but if it was me, I wouldn't waste my energy on those things (the blue wall is just one wall so it shouldn't be that difficult). I honestly think it's just a matter of time before the house sells.
In the home description, it says that the home is behind Home Depot/Lowes. This is a plus in my eyes, but not everyone might think that. People may see that and think, wow, sounds like a busy, noisy, trafficky neighborhood with all those shoppers. Perhaps get other peoples' opinions, but consider having her agent take that part out. Remember, you want the house to appeal to EVERYBODY.
Oh, I would also recommend your real estate agent redo the pictures in the virtual tour and other advertised places without the pet stuff.
By the way, it's a beautiful house! And I think the bedspread is also very pretty! |

But by the sounds of purple and blue, that's not good - you want all colors to be pretty neutral, so they appeal to as many buyers as possible.
BUT even more than just the cosmetic look of a home, is the price. Homes that go quick are homes that are listed at a really good price, which in the eyes of a buyer is something that they can get into with instant equity. |

Yes you should paint both the purple and the blue neutral colors. I also think the window treatments (valences) are dating the home. The wall paper and the blue carpet are also two things that could be changed but they are a bit costly. And I agree some landscaping would do wonders. |
