What would you do if this happened to you?
renting a farm house, barns, garage, house, etc, and one day two people show up dress into their camo hunting cloths, get out their guns LOAD them, and continue to walk right through your yard where your kid plays, animals play, etc... when I confronted them It was a huge arguement .... to later find out it was your landlord that for that matter I have NEVER seen before.. Now When I phone the person that collects the rent for the owner he tells me I have put myself into a terrable position, and the owner is PISSED,, I will most likely be receiving my letter for eviction this week... Who is wrong me or him?

They were turkey hunting,, I know about guns my family hunt aswell, But the issue is that he pulled into the property that i rent and expected me to just let them troomp throgh my yard.. My daughter is 17 and has her fac also.. the fact that they had the balls to do that was just enough to piss me off.. do I not have the right to ask what the hell they were doing... this is all documented with the local police department aswell.. But you are right I should have just dialed 911.... stupid me...

You should read your lease and see how much notice the landlord is required to give you to be on the property. Normal leases specify 24 hours notice, if he did not give you this notice, he was trespassing.

also, he cannot evict you without reason. Read your lease for possible eviction reasons, and be prepared to find a new place to rent once your lease is up.

While he can legally hunt on his property, it was plain stupid to show up with a gun.

If was FU%%^** stupid of you to argue with anyone with a gun when your children were around. I can't believe anyone would risk a confrontation with an armed person with their children around.

The smart and caring parents sees a gun and they get their kids out of there ASAP!!! YOU DO NOT confront him!

You are lucky he was not a wacko and that you did not see your children gunned down.

He is wrong. I don't know how smart it is to confront two men carrying loaded weapons but they as responsible hunters should not be carrying loaded guns around people. The owner is angry and can tell you to move(not evict) if he wants to. He has to observe the law which would probably mean at least a 30 day notice before any type of legal action can be taken against you.

I'm not a landlord but I agree with the rest of these answers. It's simple common sense that this man need not just show up on your property with a loaded gun.
He needed to give you at least 24 hours notice, (I think in some states it may be even more) and tell you to expect him...WITH A GUN.
Then you could've kept yourself, children and pets out of harm's way and this wouldn't have been an issue! He's trying to bully you just because he owns the property. Unacceptable.

I will disagree with the others here. The owner of the property walking on HIS property is nowhere near tresspassing. As well, the 24-hour notice ONLY applies to entry of buildings which you rent, and NOT to the open space you call a yard.

The requirement for advance notice to enter is related to your privacy. When you are in the yard, you do not HAVE privacy, since you are not within the house or barn.

It would have been simple for you to simply walk up to them and ask the reasons for their presence on the property. I gather you would have gotten a decent response, and all would have been well. Why do I tend to think that you approached them like a screaming madman?

If you have no written lease, you can be evicted at the whim of the owners of the property. Your best shot at staying is to find the name and address of the owner(s), and write a nice letter of apology, stating that you were wrong and were having a very bad day.

Your landlord has no right to be pissed if he showed up on the property unannounced with a gun. what on earth was he thinking doing something like that.

You are RENTING and do therefore do not own any property and so the landlord can allow whomever he wants on his property at anytime, as long as they are not in any buildings that you are renting, and since you are probably not also renting the woods near your farm these people are hunting in then you have no say so in this matter. Sounds like these people were friends of the owner or had paid him to hunt there and were very upset when they arrived and were told to leave.
